## Auction bridging

**Auction bridging.** Once the hammer falls the buyer is legally committed, 28 days to complete at a traditional auction, 56 at a modern one, and failure risks the deposit, penalties, and being sued for losses on a re-auction. Bridging is built for exactly this: AVM or desktop valuations produced in hours, indemnity and title insurance in place of searches, dual representation where appropriate, up to 85% LTV on standard lots and up to 100% on genuine BMV purchases. Modern auctions' 56-day window can sometimes accommodate a mortgage with early lender engagement and a clean property, but bridging remains the certainty option.
