**No. None of the three is automatically required, because bridging is asset-led.** What matters is the structure of the loan and the strength of the exit.

**Income** is only assessed where interest is serviced monthly. With rolled-up or deducted interest there are no monthly payments, so lenders do not test affordability the same way; the focus is the property value, the LTV, and the exit. A job or provable income generally becomes necessary only where the borrower wants serviced interest, or has a low deposit of 20 to 25% and cannot obtain a deducted-interest facility. This is what makes bridging workable for the self-employed with irregular income, company directors paying themselves variably, SPVs, developers between projects, and retired borrowers. Most bridging lenders apply no upper age limit, because approval rests on the security and the exit rather than age or salary.

**Credit** is checked but not scored to a fixed threshold. Missed payments, defaults, County Court Judgments (CCJs), and historic adverse credit do not automatically prevent approval where the asset and exit are strong; lenders want to understand why the issue occurred, whether it is historic or ongoing, and whether it affects the exit. Credit matters more where the exit relies on a mainstream refinance, where there is a history of failed bridging loans, or where insolvency events are recent or undisclosed, and undeclared issues cause more refusals than the issues themselves.

**Experience** is not required by most bridging lenders, which makes bridging accessible to first-time buyers and first-time commercial investors, though complex projects may call for a stronger track record or professional team.

> 1. The value of the property
> 2. The loan-to-value (LTV)
> 3. The exit strategy (sale or refinance)
> 4. The timescale for repayment

> 6. Operating through SPVs or limited companies
