## In short

An Airbnb mortgage is a mortgage used to buy or refinance a property that’s let out short-term through Airbnb or similar platforms, where the lender takes the property’s short-term rental income into account when assessing affordability. This differs from a standard residential mortgage, which assumes the property is owner-occupied, and from a standard buy-to-let mortgage, which is priced against long-term Assured Shorthold Tenancy (AST) rent rather than nightly or weekly Airbnb income.

**Airbnb mortgages are named for how the property is used, not for a product a lender sells.** There is no mortgage product called an "Airbnb mortgage". Depending on how the property is let, an Airbnb case is placed on a residential mortgage, a standard or specialist buy-to-let mortgage, or a commercial mortgage.

Choosing the wrong one of those three routes at application stage is one of the most common reasons Airbnb mortgage applications are declined or delayed. Lenders assess short-term letting differently from standard buy-to-let, and criteria vary widely between them.

Mortgage Lane arranges Airbnb mortgages for first-time hosts, homeowners letting part of a property, portfolio landlords, and established short-term rental operators.

## What is an Airbnb mortgage?

**An Airbnb mortgage is a mortgage used to buy or refinance a property let out short-term through Airbnb or a similar platform, where the lender takes the property's short-term rental income into account when assessing affordability.**

This differs from a standard residential mortgage, which assumes the property is owner-occupied. It also differs from a standard buy-to-let mortgage, which is priced against long-term Assured Shorthold Tenancy (AST) rent rather than nightly or weekly Airbnb income.

Airbnb mortgages fall into three broad categories:

- **A residential mortgage.** Where you let a room, annex, or outbuilding on Airbnb while living in the property yourself, and your lender permits it.
- **A buy-to-let mortgage, standard or specialist.** Where the property is let on Airbnb as an investment and you do not live there.
- **A commercial mortgage.** Where the property is run more like a business, such as a guest house or a portfolio of short-term let units with trading history.

When placing an Airbnb case, lenders look at property type, planning use class, projected or historic income, your experience as a host, and whether the case fits residential, holiday let, specialist buy-to-let, or commercial criteria.

## Do I need a buy-to-let mortgage for Airbnb?

**Whether you need a buy-to-let mortgage for Airbnb depends on how much of the property you let, and how often.**

### Letting a room or part of your home on Airbnb

If you let only a room, annex, or outbuilding on Airbnb while continuing to live in the property as your main residence, you generally do not need a full buy-to-let mortgage. An existing residential mortgage may already permit this, provided the lender's terms allow short-term letting and it does not become your main source of income.

Check your mortgage agreement or contact your lender before you start hosting. Letting a mortgaged property without permission can breach your mortgage terms.

Some lenders are known to be more flexible with homeowners earning additional income through occasional Airbnb hosting without switching to a buy-to-let product, including Barclays, Principality Building Society, and Metro Bank. Lender policy on this changes, so confirm current terms with the lender before relying on it.

### Letting a whole property on Airbnb

If you plan to let the entire property on Airbnb for the majority of the year, you will typically need a buy-to-let mortgage or a specialist short-term let mortgage. These products are built for investment properties and account for the income pattern, tenant turnover, and risk profile of short-term letting in a way a residential mortgage is not.

## Airbnb mortgage types compared

**The three routes differ mainly in how the lender measures the property's income.** Standard buy-to-let uses long-term rent, specialist buy-to-let uses Airbnb income, and commercial lending uses trading performance.

A standard buy-to-let mortgage can be enough to support the loan even where you intend to let the property on Airbnb, provided the AST figure alone covers the lender's affordability requirement.

## Airbnb mortgage criteria

**The criteria below reflect the wider specialist and commercial market for Airbnb mortgages. Individual lender criteria differ and change.**

## Commercial mortgages for Airbnb properties

**Where an Airbnb operation has scaled beyond a single let property, a [commercial mortgage](https://mortgagelane.com/mortgages/commercial-mortgages) is often the more appropriate route.** Commercial lenders treat Airbnb income with more flexibility than standard or specialist buy-to-let lenders, but assess the case as a business lend rather than a residential one.

**Going concern valuation.** A property with at least one year of trading accounts can be valued on an MV1 (Market Value 1) going concern basis. An MV1 going concern valuation reflects the property's income-generating potential as a business rather than its bricks-and-mortar value alone.

**Planning use class is not a barrier.** A going concern valuation does not require the property to be in C1 use. C3 residential properties operated as Airbnb lets can also qualify for commercial lending, assessed on financial performance rather than planning class alone. Properties already in C1 use, such as apart-hotels, are generally well received by commercial lenders for Airbnb purposes.

Commercial lending is worth considering where you are refinancing an existing Airbnb portfolio, purchasing a new property, or scaling into a commercial-level operation, and AST-based or specialist buy-to-let criteria no longer reflect the scale of what you run.

## Do you need Airbnb hosting experience to get a mortgage?

**No. First-time Airbnb hosts are not excluded from the mortgage market.** A number of lenders offer products designed for newcomers, though terms are typically more conservative: a lower Loan to Value (LTV) and a slightly higher rate, reflecting the perceived risk of an inexperienced operator.

Experience widens the market. Hosts with a track record of managing Airbnb properties typically access a wider range of products, more competitive rates, and higher LTV options, because lenders treat proven income and management history as lower risk.

That difference is worth factoring into a longer-term financing strategy. A first purchase taken on conservative terms builds the track record that supports better terms on later purchases.

## Which UK lenders allow Airbnb?

**Lender appetite for Airbnb varies by mortgage type, and criteria change, so confirm current terms before relying on any specific lender.** As a general guide:

- **Mainstream residential lenders.** Barclays, Principality Building Society, and Metro Bank among them. Some allow occasional or part-property Airbnb hosting under a standard residential mortgage without requiring a switch to buy-to-let, provided you have permission and Airbnb is not your main income source.
- **NatWest.** Does not generally permit Airbnb under its standard buy-to-let mortgages, which are priced for longer-term tenancies. NatWest does support Airbnb-style letting under its commercial holiday let lending, and allows Rent a Room-style short-term letting under residential mortgages within scheme conditions.
- **Halifax.** Does not offer a product specifically for Airbnb, and standard Halifax products typically do not support short-term letting without modification. Alternative routes such as a serviced accommodation or [serviced apartment mortgage](https://mortgagelane.com/insights/serviced-apartment-mortgage) may be more suitable.
- **Specialist buy-to-let and holiday let lenders.** Where most dedicated Airbnb mortgage lending sits. These lenders are built to assess income from short-term and seasonal lets rather than AST rent.

A decline from one lender does not mean Airbnb financing is unavailable. It usually means the case needs a different lender or a different mortgage structure.

## Short-term let rules across the UK

**Airbnb hosting is subject to nation-specific registration and licensing requirements that sit separately from your mortgage.** These rules determine whether you can legally operate, and lenders increasingly want to see compliance as part of an application.

- **Scotland.** A short-term let licence from the local authority has been mandatory since 1 October 2022. Operating an unlicensed short-term let in Scotland is a criminal offence, with fines of up to £2,500.
- **Wales.** Under the Visitor Accommodation (Register and Levy) etc. (Wales) Act 2025, all paid visitor accommodation in Wales, including Airbnb lets, spare rooms, and holiday cottages, must register with the Welsh Revenue Authority (WRA). Registration opens from 1 October 2026. A separate licensing scheme covering safety and quality standards is planned as a later phase.
- **England.** A national registration scheme for short-term lets has been confirmed in principle but has not yet launched. A new C5 planning use class, separating holiday lets from standard residential C3 use, has also been proposed.
- **Northern Ireland.** Short-term let and holiday accommodation providers are required to hold certification through Tourism NI.

These requirements are in addition to standard property safety obligations, including a fire risk assessment, a gas safety certificate where applicable, and an Electrical Installation Condition Report (EICR).

Rules in this area are changing quickly. Check current requirements with your local authority or the relevant national body before you start letting.

## How Mortgage Lane helps with Airbnb mortgages

**Mortgage Lane places Airbnb mortgage cases across the whole of the specialist and mainstream market.** Depending on the case, the most suitable route may be a holiday let mortgage, a specialist short-term let product, or a commercial investment valuation supported by accounts and trading evidence.

We support single properties, multiple units, and homeowners letting part of a property they live in. Lender selection is based on how the property is used, its income profile, and your investment strategy.

## Airbnb mortgage Frequently Asked Questions

**Q: Can I get a mortgage for a house I’m planning to buy purely to run as an Airbnb?**

faq-id: can-i-get-a-mortgage-for-a-house-im-planning-to-buy-purely-to-run-as-an-airbnb

Yes, a mortgage can be arranged specifically to buy a property for Airbnb letting, usually structured as a specialist buy-to-let or commercial mortgage rather than a standard residential mortgage. The lender assesses affordability using projected or historic Airbnb income rather than a long-term rental value, since the property isn't intended as an owner-occupied home.

**Q: Will a bank count my Airbnb income when working out how much I can borrow?**

faq-id: will-a-bank-count-my-airbnb-income-when-working-out-how-much-i-can-borrow

Some lenders count Airbnb income when assessing how much you can borrow, but this depends on the mortgage type. Standard buy-to-let mortgages typically use Assured Shorthold Tenancy (AST) rental value instead, while specialist buy-to-let and commercial lenders assess actual or projected Airbnb income directly.

**Q: Can I get an Airbnb mortgage if I’ve never hosted before?**

faq-id: can-i-get-an-airbnb-mortgage-if-ive-never-hosted-before

Yes, lenders offer mortgage products for first-time Airbnb hosts, though terms are typically more conservative than for experienced operators. This often means a lower Loan to Value (LTV) and a higher interest rate, reflecting the lender's perceived risk of an applicant with no proven hosting track record.

**Q: Can I remortgage my current home to raise money for an Airbnb property?**

faq-id: can-i-remortgage-my-current-home-to-raise-money-for-an-airbnb-property

Yes, remortgaging an existing home to release equity for a new Airbnb purchase is possible, subject to the lender's affordability and Loan to Value (LTV) criteria on the current property. The new Airbnb property itself would then need separate mortgage arrangements suited to short-term letting.

**Q: Do I need a special licence to Airbnb my flat in Scotland?**

faq-id: do-i-need-a-special-licence-to-airbnb-my-flat-in-scotland

Yes, a short-term let licence from the relevant local authority has been mandatory in Scotland since 1 October 2022 for properties let on Airbnb or similar platforms. Operating an unlicensed short-term let is a criminal offence, carrying fines of up to £2,500.

**Q: I already have a residential mortgage. Can I start letting my house on Airbnb without telling my lender?**

faq-id: i-already-have-a-residential-mortgage-can-i-start-letting-my-house-on-airbnb-without-telling-my

No. Most residential mortgage agreements restrict short-term letting, so listing a mortgaged property on Airbnb without informing the lender can breach the mortgage terms. A breach can lead to financial penalties or a demand for full repayment of the loan, so permission should be obtained before hosting begins.

**Q: What’s the difference between a holiday let mortgage and an Airbnb mortgage?**

faq-id: whats-the-difference-between-a-holiday-let-mortgage-and-an-airbnb-mortgage

A holiday let mortgage is a product specifically designed for properties let on a short-term, seasonal basis, which can include Airbnb bookings. "Airbnb mortgage" isn't a distinct product type; it usually refers to a holiday let, specialist buy-to-let, or commercial mortgage chosen because the property is let through Airbnb.

**Q: Should I buy an Airbnb property through a limited company instead of in my own name?**

faq-id: should-i-buy-an-airbnb-property-through-a-limited-company-instead-of-in-my-own-name

Airbnb mortgages are available to both personal borrowers and limited companies, and the right structure depends on individual tax circumstances and investment strategy. This decision affects tax treatment and mortgage product choice, so it's best discussed with an accountant alongside a mortgage adviser before purchase.

**Q: What happens if my mortgage lender finds out I've been letting on Airbnb without permission?**

faq-id: what-happens-if-my-mortgage-lender-finds-out-i-ve-been-letting-on-airbnb-without-permission

Hosting on Airbnb without a lender's permission can be treated as a breach of the mortgage agreement. Consequences can include financial penalties, a requirement to stop letting immediately, or in serious cases a demand for full repayment of the mortgage.

**Q: Is Wales bringing in new rules for Airbnb hosts?**

faq-id: is-wales-bringing-in-new-rules-for-airbnb-hosts

Yes. Under the Visitor Accommodation (Register and Levy) etc. (Wales) Act 2025, all paid visitor accommodation in Wales, including Airbnb properties, must register with the Welsh Revenue Authority (WRA). Registration opens from 1 October 2026, regardless of how often the property is let.
