# B&B Mortgage

## B&B Mortgage

Speak to a Mortgage Lane adviser about your options.

## In short

Most bed and breakfasts are financed with a commercial mortgage, assessed on the business's income and the valuation basis rather than on personal salary. Mortgage Lane arranges B&B mortgages for experienced bed and breakfast operators and for buyers looking to acquire one for the first time, on trading and closed properties.

## B&B mortgage criteria

**A bed and breakfast mortgage is usually a [commercial mortgage](https://mortgagelane.com/definitions#def-commercial-mortgage), because most B&Bs cross the threshold at which lenders treat the property as a trading business rather than a home.** Affordability is assessed on the business's income and the valuation method rather than personal salary alone, so how the application is structured (lender, valuation basis and borrower entity) can make the difference between strong terms and a decline.

Mortgage Lane arranges B&B mortgages for purchases and remortgages, on trading and closed properties, for experienced operators and first-time buyers. Guest houses are financed in the same way: see [guest house mortgages](https://mortgagelane.com/insights/guest-house-mortgages).

## What mortgage do I need for a B&B?

**Most bed and breakfasts are financed on a commercial mortgage, because the business use usually takes the property outside mortgage regulation.** The dividing line is set by statute: a loan to an individual or to trustees is a [regulated mortgage contract](https://mortgagelane.com/definitions#def-regulated-mortgage) where at least 40% of the land is used, or intended to be used, as or in connection with a dwelling by the borrower or a related person. Where the owners' living accommodation is less than 40% of the property, so more than 60% is in business use, the loan is unregulated and is assessed on business income, the valuation method and trading sustainability rather than personal salary.

Where the borrower is an individual who lives on site and the living accommodation makes up 40% or more of the property, the loan is a regulated mortgage. The Financial Conduct Authority's [Mortgages and Home Finance: Conduct of Business sourcebook (MCOB)](https://mortgagelane.com/definitions#def-mcob) then applies, and the MCOB rules bring additional consumer protections. Some lenders will consider a semi-commercial or residential product. Lender appetite for those cases varies, so measure the split between living space and letting space at the outset.

## How much can I borrow with a B&B mortgage?

**Borrowing on a B&B mortgage is the lower of two caps: what the debt service coverage supports and what the [loan-to-value (LTV)](https://mortgagelane.com/definitions#def-loan-to-value) limit allows.**

For a trading B&B, lenders assess affordability from sustainable business income, such as net operating profit or [EBITDA](https://mortgagelane.com/definitions#def-ebitda), rather than salary. On the B&B cases we arrange, lenders require that income to cover 125% to 175% of the annual mortgage cost, a test called [debt service coverage (DSC)](https://mortgagelane.com/definitions#def-debt-service-coverage-ratio). A 125% requirement signals a lower-risk case, and smaller, seasonal or higher-risk B&Bs are commonly stressed at 150% to 175%.

On those B&B cases, LTV is capped at 70% to 75%, which means a deposit of 25% to 30% of the purchase price. The valuation basis matters as much as the percentage. A trading B&B can be valued on a Market Value 1 (MV1) [going-concern](https://mortgagelane.com/definitions#def-going-concern-valuation) basis, which reflects the business's income and typically gives a higher figure than bricks and mortar alone. A closed or newly established B&B is usually valued on a bricks-and-mortar ([vacant possession](https://mortgagelane.com/definitions#def-vacant-possession)) basis, sometimes with personal income considered in support, usually at a reduced LTV. The final loan is whichever of the two caps is lower.

On the B&B cases we arrange, terms of up to 40 years are available, subject to the lender's criteria and the borrower's circumstances.

## Why use a broker for a B&B mortgage?

**B&B lending sits in a small corner of the commercial market, and lender selection determines both the valuation basis and the price.**

Commercial underwriting differs from residential. Lenders assess business income, property use and the valuation method, a different discipline from salary-multiple lending with different evidence requirements. A specialist broker can identify which lenders actively support B&Bs and how their criteria differ on trading accounts, experience, owner occupation and minimum room counts.

The valuation strategy matters too. Whether the case runs on an MV1 going-concern valuation or on bricks and mortar affects the loan size, the LTV and the pricing, and the right basis depends on the trading history. For newly established or closed B&Bs with limited or no accounts, specialist lenders can consider personal income alongside the property value, which avoids a decline from lenders that require full trading accounts.

## Common questions

**Q: What type of mortgage is used for a B&B?**

faq-id: what-type-of-mortgage-is-used-for-a-bb

A bed and breakfast in the UK is usually financed with a commercial mortgage rather than a residential loan. Lenders treat a B&B as a trading business and assess affordability on business income, valuation method and property use. A residential mortgage is only considered in limited circumstances.

**Q: Can you get a residential mortgage for a bed and breakfast?**

faq-id: can-you-get-a-residential-mortgage-for-a-bed-and-breakfast

Usually not. Most bed and breakfasts are treated as commercial property, so UK lenders require a commercial mortgage, assessed on business income and trading performance rather than personal salary. Where you borrow personally, live on site and the living accommodation makes up 40% or more of the property, the loan is a regulated mortgage and some lenders will consider a semi-commercial or residential product.

**Q: How do you get a mortgage for a bed and breakfast?**

faq-id: how-do-you-get-a-mortgage-for-a-bed-and-breakfast

You apply for a commercial mortgage with details of the property, the trading accounts or income projections and the proposed valuation basis. Lenders assess affordability on sustainable business income and apply a loan-to-value limit, in our experience typically 70% to 75%.

**Q: How much deposit do I need?**

faq-id: how-much-deposit-do-i-need

In our experience a B&B mortgage typically needs a deposit of 25% to 30% of the purchase price, reflecting loan-to-value limits of 70% to 75%. The exact figure depends on the trading history, the valuation method and the lender's criteria.

**Q: Do B&B mortgages require trading accounts?**

faq-id: do-b-b-mortgages-require-trading-accounts

Often, but not always. A trading B&B is usually assessed on its accounts. For a closed or newly established property, some specialist lenders rely on personal income and a bricks-and-mortar valuation instead, usually at a reduced loan-to-value.

**Q: Do I need experience?**

faq-id: do-i-need-experience

No, experience is not mandatory. Lenders will consider first-time operators where the business is already trading with sustainable income, although experience widens the choice of lender and can support a higher loan-to-value.

**Q: Do bed and breakfast owners have to live there?**

faq-id: do-bed-and-breakfast-owners-have-to-live-there

No. Many B&Bs are owner-occupied, but owner occupation is not a lending requirement, and some are run by managers or staff while the owner lives elsewhere. Where an owner who borrows personally does live on site, the share of the property used as their home affects the loan: at 40% or more it is a regulated mortgage, and some lenders will consider a semi-commercial or residential product.

**Q: How long does a B&B mortgage take?**

faq-id: how-long-does-a-b-b-mortgage-take

In our experience a bed and breakfast mortgage typically takes 6 to 10 weeks to complete. The timescale depends on whether trading accounts are available, the type of valuation instructed and the lender's commercial underwriting process.

**Q: How much does a B&B mortgage valuation cost?**

faq-id: how-much-does-a-b-b-mortgage-valuation-cost

In our experience B&B valuations typically start from £1,500, because they need a commercial valuer and, where the property is trading, an assessment of the business income as part of a going-concern valuation. The valuer or lender confirms the fee for the property.

**Q: Can I get residential interest rates on a B&B mortgage?**

faq-id: can-i-get-residential-interest-rates-on-a-bb-mortgage

Usually not. Lenders treat most bed and breakfasts as trading businesses, so commercial pricing applies. Residential rates are only possible where the loan is a regulated mortgage (you borrow personally and 40% or more of the property is your home) and the lender agrees the property qualifies for a residential product.

**Q: How much does it cost to own a bed and breakfast?**

faq-id: how-much-does-it-cost-to-own-a-bed-and-breakfast

The cost of owning a bed and breakfast in the UK varies widely with the property's size, location and operating model. The main costs are mortgage repayments, staffing, utilities, maintenance, insurance and compliance, and profitability depends on occupancy and how well costs are controlled.
