## In short

Yes, you can get a mortgage on an unfinished house in Scotland, but most lenders will not offer a standard residential mortgage. Funding is usually provided via self-build mortgages or bridging and development finance, with lending based on current condition, stage of works, and projected value on completion.

**Buy-to-let mortgages in Scotland run on the same products as the rest of the UK but through a different legal system. Missives, Scottish conveyancing, distinct tenancy law, and lender postcode criteria that narrow sharply in rural and island areas.** Structuring the case for Scotland from the outset, the right lender, a Scotland-appropriate valuation, and title reviewed under Scottish property law, is what avoids the delays and declines that come from applying England-and-Wales assumptions to a Scottish property.

We arrange Scottish buy-to-let across the mainland and the islands, for first-time landlords, portfolio investors, and limited companies, including HMOs, holiday lets, and non-standard construction. Buying a home to live in is covered on our [mortgages in Scotland](https://mortgagelane.com/mortgages/mortgages-scotland) page.

## Buy-to-let property types in Scotland

**"Freehold" flats. How Scottish flat ownership actually works.** Scotland has no leasehold/freehold split for flats: ownership is absolute title to the unit, with shared responsibility for common parts, roofs, stairwells, foundations, set out in the title conditions and governed by the Tenements (Scotland) Act 2004. **Lenders therefore never require a lease length in Scotland; there is no diminishing term.** Instead they review the title conditions and repair obligations, whether a factor (property manager) is appointed, how common repairs are apportioned, and whether any burdens restrict letting. Mainstream lenders are comfortable where the flat is self-contained with clear, enforceable maintenance obligations and standard construction; older tenements with unclear repair responsibility, factorless blocks with poor maintenance history, or heavily commercial mixed-use buildings push cases to specialist lenders, who underwrite manually on valuation and marketability, with options up to 85% LTV.

**HMOs in Scotland.** Scottish HMO lending is licence-led: a property that is the only or main residence of three or more persons from three or more families sharing facilities (the test in section 125 of the Housing (Scotland) Act 2006) requires a mandatory HMO licence, and most lenders want the licence granted or clearly in progress before offer. Lenders also check compliance with Scottish HMO standards on room sizes, fire safety and amenities, a management plan (especially for absentee landlords), and a valuer's view that the property is marketable as an HMO. Maximum LTV varies by lender: on the Scottish HMO cases we arrange, lending goes up to 80% LTV, below the 85% some lenders offer on a standard buy-to-let, with income assessed on room rents, a valuer's market rent, or a capped blended figure allowing for voids. Article 4-equivalent restriction zones, mixed-use blocks, and postcode-restricted areas draw extra scrutiny. Full detail: [HMO mortgages Scotland](https://mortgagelane.com/insights/buy-to-let-mortgage-for-hmo-scotland).

**Holiday lets.** Scottish holiday let lending runs to 75% LTV on self-contained, year-round-occupiable property, with income stress-tested on a valuer's projection of achievable short-term letting income, including seasonality and voids, rather than on long-term tenancy rent. Scotland's short-term let licensing and, where applicable, planning control areas are central: lenders expect confirmed compliance. We can place properties with restrictive covenants (occupancy or use clauses) where the lender and valuer accept them, and, unusually, non-mainland cases: island and remote coastal holiday lets that many lenders exclude outright, assessed manually on valuation confidence, access, tourism demand, and saleability.

**Holiday lodges.** Lodges are mortgageable only under tight conditions: permanently fixed, held on heritable title (not a licence or pitch agreement), capable of year-round occupation, with direct access and services, and insurable by a UK-regulated insurer. Lodges on managed holiday parks, rental pools, turnover-linked service charges, park occupancy rules, are generally declined by mainstream lenders. Qualifying lodges lend to 75% LTV under holiday-let criteria; timber construction is acceptable where valued as real property rather than a depreciating asset.

**Non-standard construction.** Scotland's building stock is broader than most of the UK, and lenders price the construction type: traditional brick and masonry (widely accepted); timber frame (standard in Scotland, though some UK-wide lenders tighten on wall finish and fire separation); steel frame (lender-specific, warranty-led); PRC post-war concrete (non-standard: some mainstream buy to let lenders consider repaired PRC with evidence of the repair, while many decline unrepaired PRC); stone (widely accepted, condition-led valuation on pointing, damp, and roof); granite (accepted, notably Aberdeen, with weathering and repair history considered); and cob or earth construction (rare, and lender attitudes vary: some lenders treat cob as traditional construction, while others decline it). For non-standard stock, lender choice is driven by valuation confidence, insurability, and future saleability more than borrower profile.

**Foreign nationals.** Non-UK residents and foreign nationals may be considered for Scottish buy-to-let, with a maximum LTV that varies by lender and depends on nationality, residence and income currency. Sterling income reads more favourably. Underwriting covers visa status and remaining leave to remain, credit footprint (UK or evidenced international), and enhanced source-of-funds checks on overseas deposits. UK-registered SPVs are available to foreign investors, usually with personal guarantees and often UK-resident directors or guarantors. Overseas landlords must also register under the Non-Resident Landlord Scheme and operate within Scottish tenancy law. Full detail: [mortgages for foreign nationals](https://mortgagelane.com/specialists/mortgages-for-foreign-nationals).

**Limited companies and SPVs.** Scottish limited-company buy-to-let is widely available at up to 85% LTV (reducing for HMOs, multi-unit blocks, and non-standard construction), through UK-registered SPVs with property-letting SIC codes, personal guarantees from directors and shareholders, and clear deposit sourcing. Rates run above personal buy-to-let, but stress testing is often gentler. Some lenders apply lower interest coverage ratios to companies, particularly where profits are retained. The structure suits portfolio scaling, HMO and MUFB holdings, and long-term retention strategies spanning Scottish and England-and-Wales portfolios. **Freehold flat mortgage Scotland**

In Scotland, flats do not operate under the same “leasehold vs freehold” framework used in England and Wales. Instead, most flats are held under ownership titles governed by Scottish property law, with shared areas managed through title conditions rather than long leases. This distinction is critical when assessing buy to let mortgage eligibility.

**Mortgages for Holiday Lodges in Scotland**

Holiday lodges in Scotland can be mortgageable, but lender appetite is highly criteria-led and depends on how the lodge is classified, located, and legally held. Where acceptable, buy to let or holiday-let mortgage lending is typically available up to 75% loan-to-value, subject to property and title structure.

**HMO mortgages in Scotland**

Buy to let mortgages for Houses in Multiple Occupation (HMOs) in Scotland are available, but lending is more regulated and more selectively underwritten than for standard single-let properties. Mortgage approval depends on licensing status, local authority requirements, rental sustainability, and the lender’s definition of an HMO.

**Holiday let mortgages in Scotland**

Holiday let mortgages in Scotland are available for properties let on a short-term basis, but lending criteria is materially different from standard buy to let mortgages. Approval is driven by property use, title conditions, location, and local regulatory compliance, rather than borrower profile alone.

**Non standard construction mortgage Scotland**

When investing in the Scottish buy to let market, landlords encounter a wider range of construction types than in many other parts of the UK. Lenders assess construction method as a core risk factor, as it directly affects durability, insurability, long-term maintenance, and resale value. Understanding how Scottish lenders view different build types is critical to securing mortgage approval.

**Mortgages in Scotland for foreigners**

Foreign nationals can obtain buy to let mortgages in Scotland, but lender availability is more limited and more tightly underwritten than for UK residents. Eligibility is driven by residency status, income source, currency, property type, and how the investment is structured.

Most lenders require the borrowing entity to be a UK-registered Special Purpose Vehicle (SPV), typically using SIC codes aligned to property letting and management.

## Common questions

**Q: How much deposit does a buy-to-let in Scotland need?**

faq-id: how-much-deposit-does-a-buy-to-let-in-scotland-need

Typically 15% to 25%, reflecting maximum loan-to-values of 75% to 85% depending on property type. On the Scottish HMO cases we arrange, lending goes up to 80% LTV, so the deposit is at least 20%. Holiday lets, non-standard construction, and non-mainland properties sit at the larger-deposit end.

**Q: Can I get a buy-to-let mortgage without a job?**

faq-id: can-i-get-a-buy-to-let-mortgage-without-a-job

Yes, you can obtain a buy-to-let mortgage without a job if you meet lender criteria. UK buy-to-let lending is primarily assessed on projected rental income rather than employment income, although some lenders still require a minimum personal income or evidence of sustainable finances.

**Q: Are buy to let mortgages regulated?**

faq-id: are-buy-to-let-mortgages-regulated-81b1bf

Most are unregulated business lending. Letting to a close family member makes the mortgage fully regulated, and letting a former home you never bought to rent falls under the consumer buy to let framework.

**Q: Can my mum live in my buy-to-let property?**

faq-id: can-my-mum-live-in-my-buy-to-let-property

No, a close family member such as your mum cannot live in a property funded by a standard buy-to-let mortgage. This would breach the mortgage terms. If a family member will occupy the property, a regulated or family buy-to-let mortgage is required instead.

**Q: Can I use a buy to let mortgage for Airbnb?**

faq-id: can-i-use-a-buy-to-let-mortgage-for-airbnb

Most standard buy to let mortgages do not permit short-term letting such as Airbnb. Lenders usually require properties to be let on assured shorthold tenancies. Using Airbnb typically requires a specialist mortgage, as income is assessed differently and planning, usage, and management risks are higher than standard buy to let lending.

**Q: Can expats get Scottish buy-to-let mortgages?**

faq-id: can-expats-get-scottish-buy-to-let-mortgages

Yes. Lender choice is narrower, deposits higher, and due diligence deeper. Particularly on overseas income, assets, and tax residency, but expat buy-to-let is well established. See our [expat mortgage](https://mortgagelane.com/specialists/expat-mortgages) page.

**Q: Can you get a mortgage on an unfinished house in Scotland?**

faq-id: can-you-get-a-mortgage-on-an-unfinished-house-in-scotland

Yes, you can get a mortgage on an unfinished house in Scotland, but most lenders will not offer a standard residential mortgage. Funding is usually provided via self-build mortgages or bridging and development finance, with lending based on current condition, stage of works, and projected value on completion.

**Q: Are off-plan buy to let mortgages available?**

faq-id: are-off-plan-buy-to-let-mortgages-available

Yes. Off-plan buy to let mortgages are available, but lenders assess them cautiously due to completion and valuation risk. Mortgage offers are typically subject to revaluation once the property is built and ready for occupation.

**Q: Do all lenders allow top slicing?**

faq-id: do-all-lenders-allow-top-slicing

No. Top slicing, using personal income to support a rental shortfall, depends on individual lender appetite and affordability methodology, so cases needing it must be placed selectively.

**Q: Can I make overpayments on a buy-to-let mortgage?**

faq-id: can-i-make-overpayments-on-a-buy-to-let-mortgage

Yes, most buy-to-let mortgages allow overpayments, but limits and charges depend on the lender and product terms. Overpayments can reduce the outstanding balance and interest costs, although early repayment charges may apply during fixed or discounted rate periods.

**Q: Is buy-to-let still worth it in Scotland?**

faq-id: is-buy-to-let-still-worth-it-in-scotland

Buy-to-let in Scotland can still be worth it if rental income covers costs, properties are in demand, and you account for tax, interest rates and legislation. Outcomes vary by location, purchase price and cash flow, so profitability must be assessed on a case-by-case basis.
