## In short

A commercial mortgage on a block of flats is typically used where one buyer takes the whole building, often six or more units, or where the block falls outside buy-to-let criteria. Unit count, valuation basis, tenancy mix and utilities decide how much a lender will advance.

**A commercial mortgage on a block of flats values the building as a whole rather than as a set of individual flats, and that choice of valuation basis decides how much can be borrowed.**

Lenders use one of two approaches. A **block valuation** treats the building as a single investment asset. An **aggregate valuation** values each unit individually and combines the figures. The two produce different numbers on the same building, and which one a lender applies determines the loan available.

Utilities also matter. Lenders assess a building differently depending on whether services are shared across the block or separately metered to each unit.

Smaller blocks often fit buy-to-let rather than commercial criteria. On the cases we arrange, the highest LTV on a multi-unit freehold block at the moment is 85%, but that option caps at six units and lends on a block valuation only; on an aggregate valuation the maximum we see is 80%. The market varies, and above six units the figure depends on the lender and the valuation basis. Product detail for a standard block bought on buy-to-let terms is on our [MUFB mortgage](https://mortgagelane.com/mortgages/mufb-mortgage) page, and a converted block on one utility supply with an HMO licence is covered on our [converted MUFB and HMO block mortgage](https://mortgagelane.com/mortgages/converted-mufb-hmo-mortgage) page.

## Blocks of flats above 6 units

**Blocks of more than six units are usually financed on commercial or specialist criteria, because many buy-to-let products stop at six units.**

**Scale.** A larger block spreads income across more units, and some lenders reflect that in the loan size they will consider. It also means a block valuation is more likely, which can come in below the sum of the individual flats.

**Management experience.** Some lenders require the borrower to demonstrate experience managing multi-unit property. Experience is not always essential, and new investors may be considered by fewer lenders, often at higher interest rates.

**Diversified income.** Rental income across multiple units spreads the risk of vacancy and non-payment, which reduces the lender's exposure compared with a single-let property.

## Semi-commercial buildings containing a block of flats

**A semi-commercial property, also called mixed-use, combines residential and commercial units within the same building, and requires a mortgage product that can assess both.**

**Valuation is more complex.** Residential and commercial units carry different rental yields and different market values, which makes the valuation harder than on a purely residential block. Borrowers may still achieve a block valuation on these property types.

**Tenant mix affects the terms.** Lenders favour buildings with stable commercial tenants, and treat established, blue-chip commercial tenants most favourably. Lenders prefer commercial tenants who have been in situ for a reasonable period and who have a good length remaining on the lease.

**The split decides the criteria.** The share of residential and commercial income, the commercial lease and the use of the commercial unit decide whether the case sits on [semi-commercial](https://mortgagelane.com/mortgages/semi-commercial-mortgage) or full commercial criteria, and that sets the Loan to Value and term. A range of commercial elements can adjoin a Multi-Unit Freehold Block (MUFB).

## Serviced apartment blocks

**A serviced apartment block is a residential building offering hotel-style services such as meet-and-greet and cleaning, let to short-term guests including business travellers and tourists.**

**Income volatility drives the terms.** The short-term rental market fluctuates in occupancy and income. Lenders account for that by applying higher interest rates and lower Loan to Value limits. Some will stress test against the long-term Assured Shorthold Tenancy (AST) rental value rather than the serviced accommodation income. Borrowers who need the case stressed against serviced accommodation income specifically will usually require more specialist lending.

**Experience improves the options.** Experience is not always essential, but it widens the choice of lender, particularly where the block will be run as serviced accommodation.

**Yields can be higher.** Despite the income volatility, serviced apartment blocks can generate higher rental yields than traditional long-term rentals, and lenders take that revenue potential into account when structuring the mortgage.

## Blocks of flats with corporate lease tenants

**A block let to corporate tenants, who then sublet to their own employees or clients, produces a stable and predictable income stream but needs specialist lending.**

**Lease agreements.** Corporate leases are typically long-term and provide steady rental income. Lenders may underwrite the corporate entity holding the lease as part of their due diligence on its trading. Lenders generally prefer the lease to be no more than 5 years long.

**Tenant creditworthiness.** The financial stability of the corporate tenant is a key approval factor, because the lender is relying on that company meeting its lease obligations.

**Terms can be better.** The stability and predictability of corporate lease income can produce more favourable terms, including higher Loan to Value and lower interest rates.

## Blocks of flats with vulnerable tenants

**Blocks let to vulnerable tenants, including those receiving housing assistance, can produce stable income backed by government or non-profit support, and require a lender comfortable with the sector.**

Lenders assess the regulatory environment, compliance with housing regulation, and their own reputational exposure when lending against property housing vulnerable tenants. Specialist lenders with experience in this sector offer products designed for it. The property must meet all legal requirements, and appropriate support services must be in place for tenants.

## Commercial Mortgage For Block Of Flats: frequently asked questions

**What is a Multi-Unit Freehold Block (MUFB) mortgage?**

A Multi-Unit Freehold Block (MUFB) is a building containing several self-contained flats held under a single freehold title. Smaller MUFBs are often financed on specialist buy-to-let criteria, and larger blocks or whole-block purchases on commercial criteria. The lender's choice between a block and an aggregate valuation shapes the loan. Our [MUFB mortgage](https://mortgagelane.com/mortgages/mufb-mortgage) page sets out the product criteria.

**Can I get a MUFB mortgage if I have no experience managing multi-unit properties?**

Lenders often prefer borrowers with experience in managing multi-unit properties for MUFB mortgages. However, lack of direct experience may not be a deal-breaker if the borrower can demonstrate strong financial credentials and plans to engage professional property management services. Providing a solid business plan, showing an understanding of the property market, and partnering with experienced managers can also strengthen the application.

**What are the benefits of investing in a block of flats?**

A block of flats spreads rental income across several units, so one vacancy has less effect on the total, and management can be organised for the whole building. Returns depend on the purchase price, finance costs, maintenance, voids and local rental demand, and the value of a block can fall as well as rise. Running a block also brings responsibilities for communal areas, fire safety and insurance.

**How do serviced apartment blocks differ from traditional apartment blocks?**

Serviced apartment blocks may offer services including housekeeping and concierge, catering to short-term renters like business travellers, corporates and tourists. These properties often generate higher rental yields compared to traditional long-term rentals but come with higher income volatility. Effective management is crucial, requiring expertise in both hospitality and property management. Investors need to comply with local regulations for short-term rentals and ensure high occupancy rates through strong branding and an exceptional service.

**How does property location impact the approval of a commercial mortgage for a block of flats?**

Property location significantly impacts commercial mortgage approval for blocks of flats. Properties in high-demand areas with strong rental markets are more attractive to lenders due to the potential for stable and high rental income. Lenders assess local market conditions, including rental demand, vacancy rates, and economic factors. Well-located properties can secure more favourable mortgage terms, such as higher LTV ratios and lower interest rates, reflecting their lower risk and higher income potential.

**What are the typical terms for a commercial mortgage on a block of flats?**

In our experience, commercial mortgage terms run from 15 to 40 years. Interest rates can be fixed or variable and are generally higher than residential mortgage rates. Loan to Value depends on the valuation basis and unit count: on the cases we arrange, the highest at the moment is 85% on a block valuation for blocks of up to six units, and 80% on an aggregate valuation, while the market varies and larger commercial blocks are assessed lender by lender. Lenders also assess the property's rental income, the borrower's financial history and management experience.

**What is the typical loan-to-value (LTV) on a block of flats?**

The market varies. On the cases we arrange, an 85% LTV is available at the moment on a multi-unit freehold block, but it caps at six units and lends on a block valuation only. Where a lender uses an aggregate valuation, 80% is the maximum we see. Above six units the 85% option falls away and the LTV depends on the lender, the valuation basis, the rental income and your experience.

**What factors do lenders consider when assessing a MUFB mortgage application?**

Lenders assess several factors for a MUFB mortgage application, including the property’s condition, location, rental income, and the borrower’s financial history and management experience. They also consider the number of units, occupancy rates, and potential for rental income growth. Comprehensive financial projections, a detailed business plan, and the borrower’s creditworthiness play crucial roles in the approval process. Demonstrating a stable and diversified income stream from the property can significantly enhance the application’s prospects.

**Are there any specific requirements for semi-commercial properties with a block of flats?**

Semi-commercial properties, which combine residential and commercial units, need a lender that will assess both. Lenders look at the residential and commercial rental incomes, the tenant mix and the lease agreements. The valuation process is more complex, and lenders may require detailed financial statements for both components. The split between residential and commercial use decides whether semi-commercial or full commercial criteria apply.

**What challenges do blocks of flats with vulnerable tenants present?**

Blocks of flats with vulnerable tenants, such as those receiving housing assistance, present unique challenges and opportunities. While rental income may be stable due to government or non-profit support, lenders must consider the regulatory environment and compliance with housing regulations whilst be comfortable with the reputation risk involved in lending to vulnerable tenants. Specialised lenders with experience in this sector offer tailored mortgage products. Investors must ensure the property meets all legal requirements and provide appropriate support services to tenants.

**Can I refinance an existing block of flats with a commercial mortgage?**

Yes, you can refinance an existing block of flats with a commercial mortgage. Refinancing can help lower interest rates, extend loan terms, or access additional funds for property improvements or other investments. The process involves a thorough assessment of the property’s current value, rental income, and the borrower’s financial situation. Demonstrating stable occupancy rates and strong rental income can enhance the refinancing terms. Lenders will also review the borrower’s credit history and management experience.

## Common questions

**Q: What is a Multi-Unit Freehold Block (MUFB) mortgage?**

faq-id: what-is-a-multi-unit-freehold-block-mufb-mortgage

A Multi-Unit Freehold Block (MUFB) mortgage is a mortgage on a building containing several self-contained flats held under a single freehold title. Smaller blocks are often financed on specialist buy-to-let criteria and larger blocks on commercial criteria, with the lender choosing between a block and an aggregate valuation. See our [MUFB mortgage](https://mortgagelane.com/mortgages/mufb-mortgage) page for the product criteria.

**Q: What is the difference between a block valuation and an aggregate valuation?**

faq-id: what-is-the-difference-between-a-block-valuation-and-an-aggregate-valuation

A block valuation assesses the building as a single investment asset. An aggregate valuation values each unit individually and combines the figures. The two methods produce different figures on the same building, which affects the loan available.

**Q: What is the typical Loan to Value on a block of flats mortgage?**

faq-id: what-is-the-typical-loan-to-value-on-a-block-of-flats-mortgage

The market varies. On the cases we arrange, an 85% LTV is available at the moment on a multi-unit freehold block, but it caps at six units and lends on a block valuation only. On an aggregate valuation the maximum we see is 80%. Above six units the LTV depends on the lender, the valuation basis, the rent and your experience.

**Q: What are the typical terms on a commercial mortgage for a block of flats?**

faq-id: what-are-the-typical-terms-on-a-commercial-mortgage-for-a-block-of-flats

In our experience commercial mortgage terms run from 15 to 40 years, with fixed or variable interest rates that are generally higher than residential mortgage rates. Lenders assess the property's rental income, the borrower's financial history and management experience in setting the terms.

**Q: Can I get a block of flats mortgage with no experience managing multi-unit property?**

faq-id: can-i-get-a-block-of-flats-mortgage-with-no-experience-managing-multi-unit-property

Lenders often prefer borrowers with multi-unit management experience, but a lack of direct experience is not necessarily a barrier. Strong financial credentials, a solid business plan, and the appointment of a professional managing agent all strengthen an application.

**Q: What factors do lenders consider on a block of flats mortgage application?**

faq-id: what-factors-do-lenders-consider-on-a-block-of-flats-mortgage-application

Lenders assess the property's condition, location, rental income, and the borrower's financial history and management experience, alongside the number of units, occupancy rates, and the potential for rental income growth.

**Q: How does location affect approval on a block of flats mortgage?**

faq-id: how-does-location-affect-approval-on-a-block-of-flats-mortgage

Buildings in areas with strong rental demand and low vacancy are more attractive to lenders because the income is more stable. Well-located blocks can secure more favourable terms, including higher Loan to Value and lower interest rates.

**Q: How do serviced apartment blocks differ from traditional apartment blocks?**

faq-id: how-do-serviced-apartment-blocks-differ-from-traditional-apartment-blocks

Serviced apartment blocks offer services such as housekeeping and concierge and let to short-term guests including business travellers, corporate clients, and tourists. They generate higher rental yields than long-term rentals but carry higher income volatility, and must comply with local short-term letting regulation.

**Q: Are there specific requirements for semi-commercial buildings containing flats?**

faq-id: are-there-specific-requirements-for-semi-commercial-buildings-containing-flats

Lenders assess both the residential and commercial rental income, the tenant mix, and the lease agreements. The valuation process is more complex, and lenders may require detailed financial statements covering both the residential and commercial components.

**Q: Can I refinance an existing block of flats onto a commercial mortgage?**

faq-id: can-i-refinance-an-existing-block-of-flats-onto-a-commercial-mortgage

Yes. Refinancing a block of flats can lower the interest rate, extend the term, or release funds for improvements or further investment. Lenders assess the current value, the rental income, and the borrower's financial position, with stable occupancy strengthening the terms available.
