Smallholding mortgages for properties with land: residential lending and LTV limits, agricultural ties, acreage rules, hobby farms, and commercial smallholdings explained.

Smallholding mortgages explained. Mortgage Lane arranges mortgages for residential smallholdings, including those that come with agricultural ties, and for holdings that trade commercially.

## Smallholding mortgages

Speak to a Mortgage Lane adviser about your options.

## In short

Agricultural ties (also known as agricultural occupancy conditions or agricultural restrictions) are planning conditions that restrict occupancy of a property to individuals working, or last working, in agriculture or forestry. For a mortgage lender a tie adds risk in the event of repossession, because it restricts the pool of suitable buyers, and it can require specialist mortgage lending. We arrange mortgages on tied properties, whether you plan to live there, use it for business or both; the maximum loan-to-value (LTV) is set by the lender and depends on the wording of the tie.

## Why use a smallholding mortgage broker?

Smallholdings sit outside standard residential lending. Agricultural ties, excess acreage, outbuildings and mixed-use elements decide the lender classification and the valuation approach. A smallholding mortgage broker sets the property up correctly from the outset, to reduce the risk of policy-based declines and unnecessary commercial pricing.

### Correct classification of agricultural ties and acreage

Smallholdings often involve agricultural occupancy conditions, restrictive covenants and substantial land. A specialist broker checks that the property is assessed as residential, mixed-use or commercial on the true percentage split between dwelling and land value. Accurate classification avoids the rejections and mispriced lending that the wrong route causes.

### Proper residential vs commercial value split

Lenders analyse how much of the security is residential and how much is agricultural or income-producing land. An experienced smallholding mortgage broker understands how valuers separate these components and how the split affects the [LTV](https://mortgagelane.com/definitions#def-loan-to-value) and a lender's risk appetite. Incorrect structuring can reduce the loan-to-value available or lead to a decline.

### Access to agricultural and private banking routes

Many mainstream lenders impose rigid acreage caps. A smallholding mortgage broker can also approach agricultural lenders and [private banking](https://mortgagelane.com/definitions#def-private-bank-mortgage) routes, which assess land quality, security strength and exit risk with more flexibility, so the loan structure matches the true nature of the asset.

**A smallholding mortgage funds a rural property with land, and the mortgage you need depends on three things: whether an [agricultural tie](https://mortgagelane.com/definitions#def-occupancy-restriction) applies, how many acres come with it, and whether the holding trades commercially.** Get those right and many smallholdings qualify for a standard residential mortgage at residential rates; get them wrong and the case can be declined, or mispriced onto commercial terms unnecessarily.

Occupancy conditions, excess acreage, outbuildings and mixed use all change how a lender classifies and values the security, which is why smallholdings sit outside standard residential lending. This page explains how each factor moves the lending.

## Smallholdings without agricultural ties

**A smallholding with no agricultural tie and mainly residential use can qualify for a [residential mortgage](https://mortgagelane.com/definitions#def-residential-mortgage), including for first-time buyers and home movers.** These properties can be bought and lived in by anyone, with no requirement to prove involvement in agriculture.

- Residential use: purely residential smallholdings with no occupancy restriction take residential products. In our experience, around 10 acres is where many mainstream residential lenders stop. Beyond that a smaller group of residential lenders continue, on their own acreage limits and pricing, and we look for residential lending on larger holdings where the land stays ancillary to the home.
- Hobby farms: holdings used for personal enjoyment or small-scale farming, without agricultural ties, can also achieve residential products subject to wider criteria. In our experience, a hobby farm can stay on a residential product where no more than 60% of the holding is commercial.
- Loan-to-value: residential smallholding mortgages follow the lender's residential LTV bands, which on standard residential lending reach up to 95% LTV. Each lender decides how the acreage, outbuildings and any farming use affect the maximum, and working farms move to agricultural or commercial lending at limits the lender sets.
- Product features: residential terms set by each lender, fixed rates, variable and base rate trackers, penalty-free annual overpayment allowances set by each lender, and combined household income accepted.

## Smallholding mortgages with agricultural ties

**An agricultural tie, formally an agricultural occupancy condition, is a planning condition restricting who may live in the property to people working, or last working, in agriculture or forestry.** For a lender the tie shrinks the pool of eligible buyers on repossession, which adds risk and can require specialist lending. We arrange mortgages on tied properties for both residential occupation and business use, at the loan-to-value the lender sets for the tie. A tie does not automatically mean commercial lending: in our experience, some residential lenders accept agricultural ties, so a tied smallholding can be placed on a residential product.

Ties, restrictive covenants and acreage together determine whether the case is assessed as residential, mixed-use or commercial, and the split between dwelling value and land value drives the LTV a lender will offer. Structuring this correctly at the outset is the core of smallholding broking, because an incorrect classification either triggers a policy decline or prices a residential-quality case at commercial rates.

## Residential smallholdings we arrange

**A smallholding qualifies for residential lending where the dwelling is the point of the property and any land use is secondary.** Typical qualifying profiles:

- Properties used primarily for residential purposes with minimal or no agricultural activity
- Hobby farms run for pleasure rather than profit, with no commercial farming requirement
- Small-scale agricultural or horticultural ventures that are not the applicant's main source of income
- Self-service liveries
- Larger holdings, where a lender accepts the acreage and the land stays ancillary to the home

Full residential criteria are on our [residential mortgages](https://mortgagelane.com/mortgages/residential-property-mortgages) page; wider rural cases are covered under [rural mortgages](https://mortgagelane.com/specialists/rural-mortgages).

## Commercial smallholdings

**Where the holding trades, or the land itself produces income, the case moves to commercial lending.** Smallholdings that typically require a [commercial mortgage](https://mortgagelane.com/mortgages/commercial-mortgages):

- Residential and commercial mix: a dwelling combined with a farm shop, café or other on-site business
- Working farms: holdings primarily in agricultural production, including livestock, dairy and arable, supplying farmers' markets, restaurants or Community Supported Agriculture schemes
- Equestrian businesses: riding schools and livery yards offering commercial services
- Accommodation businesses: farm stays, and camping or glamping sites
- Diversified income: beekeeping and honey production, farm tours and workshops, seasonal events, solar farming, and land let to third parties under annual grazing licences

Commercial smallholding lending is capped at a lower loan-to-value than residential lending, at a level each lender sets for the case, and is underwritten on the business as well as the property.

## Commercial smallholding property types

*Commercial smallholdings: property types (including those with agricultural ties)*

| Property type | Description |

## Smallholding mortgages: frequently asked questions

**What exactly is a smallholding mortgage?**

A smallholding mortgage is a specialist mortgage used to buy or refinance a rural property with land, typically for residential and agricultural use. Smallholders may use the property for mixed farming, as a home, or both, and the lending follows that use.

**How does a smallholding mortgage calculator help me?**

A smallholding mortgage calculator can estimate your monthly payments, but for a rural property the figure is only a starting point, because land size and usage change which lenders and products apply. A Mortgage Lane adviser can work through the numbers for a specific holding, including the effect of the acreage and any tie, to help you plan your finances.

Not always.

Bridging can be useful when buying a smallholding that is uninhabitable, needs a title split or needs planning for a different use: a [bridging loan](https://mortgagelane.com/definitions#def-bridging-loan) can bridge the gap, providing short-term funding so you can acquire the property.

**Will lenders consider my spouses income on a smallholding mortgage?**

If the smallholding is classified as residential, the process is like that of a standard residential mortgage: application, affordability assessment, property valuation and final approval. Commercial smallholdings take longer because of the deeper underwriting.

## Common questions

**Q: What is a smallholding mortgage?**

faq-id: what-is-a-smallholding-mortgage

A smallholding mortgage funds the purchase or refinance of a rural property with land, used for residential living, small-scale agriculture, or both. Whether the product is residential or commercial follows the property's use, acreage and any occupancy restrictions.

**Q: What loan-to-value can I get on a smallholding?**

faq-id: what-loan-to-value-can-i-get-on-a-smallholding

Residential smallholding mortgages follow the lender's residential loan-to-value bands, which on standard residential lending reach up to 95%. Where a case lands depends on the acreage, any restrictions, credit and income. Properties with agricultural ties and commercial smallholdings are lent at limits each lender sets for the case, so an adviser checks current criteria for the property.

**Q: Are there acreage restrictions on smallholding mortgages?**

faq-id: are-there-acreage-restrictions-on-smallholding-mortgages

Yes. Each residential lender sets its own acreage limit, and above it a commercial or rural mortgage is needed. In our experience, many mainstream residential lenders stop at around 10 acres, while a smaller group go further, on their own pricing. A larger acreage can also prompt scrutiny of potential future uses and add maintenance costs to the affordability assessment.

**Q: What is an agricultural tie?**

faq-id: what-is-an-agricultural-tie

An agricultural tie is a planning condition restricting occupancy of a dwelling to someone working, or last working, in agriculture or forestry. Ties reduce the resale market, so lenders treat tied properties as higher risk and may cap lending at a lower loan-to-value, at a level each lender sets.

**Q: How do I find out what restrictions a smallholding has?**

faq-id: how-do-i-find-out-what-restrictions-a-smallholding-has

Instruct a solicitor who specialises in property law. Before you commit, they check the title deeds for ties and covenants, planning permissions and enforcement notices, occupancy conditions, easements and rights of way, and any environmental or conservation designations.
