## At a glance

A [bridging loan](https://mortgagelane.com/definitions#def-bridging-loan) for a barn conversion funds the purchase of an agricultural or redundant barn — and sometimes the conversion — before it is a habitable home that a [mortgage](https://mortgagelane.com/definitions#def-mortgage) lender will lend on. Lenders want to know three things first: whether the conversion is permitted, through Class Q prior approval or full planning permission; whether the building is structurally capable of conversion without being rebuilt; and how the loan will be repaid — a [self-build mortgage](https://mortgagelane.com/definitions#def-self-build-mortgage), [development finance](https://mortgagelane.com/definitions#def-development-finance), a mortgage on the finished home, or a sale. A genuinely non-residential barn may attract non-residential [Stamp Duty Land Tax](https://mortgagelane.com/definitions#def-stamp-duty-land-tax) rates in England or Northern Ireland. Its condition can also restrict the loan-to-value available.

## How Mortgage Lane can help

Mortgage Lane arranges barn-conversion bridging, self-build mortgages and development finance for self-builders creating a home, investors converting barns for sale or holiday letting, and farmers releasing value from redundant buildings.

## What is barn conversion bridging?

[Barn conversion bridging](https://mortgagelane.com/definitions#def-barn-conversion-bridging) is a short-term loan secured on a barn or agricultural building with consent to convert, used to buy it or fund early works until a self-build mortgage, development finance, a [residential mortgage](https://mortgagelane.com/definitions#def-residential-mortgage) or a sale repays it. Its regulatory status depends on the borrower and intended residential use, including whether it will be your future home. See [self-build bridging](https://mortgagelane.com/short-term-finance/for-a-self-build).

## Rates

**How the pricing is built:** barns bridge at lower loan-to-values than homes because value depends on consent and conversion. Using other property as security can increase the loan.

## Criteria

*Criteria*

| Criterion | Value |
| --- | --- |
| Consent | Class Q prior approval or full planning |
| Structure | Structural report confirming capable of conversion |
| Security | Barn and land; additional property optional |
| Loan-to-value | Lower than residential |
| Build funding | Self-build mortgage stages or development finance |
| Access and services | Legal access, water, power, drainage confirmed |
| Exit | Self-build/residential mortgage with warranty, or sale |

*Criteria vary by lender and must be checked for your application.*

## Class Q and planning

In England, since 21 May 2024, [Class Q](https://mortgagelane.com/definitions#def-class-q) allows up to 10 homes from agricultural buildings, within 1,000 m² of total floorspace and no home over 150 m², with a single-storey rear extension of up to 4 m on existing hardstanding — subject to prior approval from the council. The building must be structurally capable of conversion: Class Q does not allow a rebuild. Larger or different schemes need full planning permission.

## Types of barn bridge

- **Purchase with consent** — the most common; bridge then conversion finance.
- **Purchase subject to consent** — lower loan-to-value; higher risk.
- **Part-converted barn** — finishing works.
- **Farm diversification** — releasing value from a redundant building.

## Costs and tax

- **Stamp Duty** — in England and Northern Ireland, a genuinely non-residential barn can qualify for non-residential SDLT rates. Your conveyancer must check the property’s use and the transaction as a whole.
- **Conversion costs** — often higher than expected: structure, services, access, insulation.
- **VAT** — conversions of non-residential buildings into homes can benefit from reduced-rate VAT on eligible works.
- **Warranty** — needed for the mortgage exit.

## How it works

01

### Step 1

Consent and structural report reviewed.

02

### Step 2

Bridge sized on the barn's current value and any extra security.

03

### Step 3

Conversion finance — self-build or development — agreed in principle.

04

### Step 4

Purchase and works.

05

### Step 5

Refinance to a mortgage on the finished home, or sale.

## Buying a barn with Class Q: the arithmetic

**An illustrative barn with Class Q prior approval for one home, bought for £200,000, with a £250,000 conversion and an expected completed value of £600,000.**

### Illustrative figures

*Buying a barn with Class Q: the arithmetic*

| Item | Amount |
| --- | --- |
| Purchase | £200,000 |
| Stamp Duty at non-residential rates | £1,000 |
| Bridge at an illustrative 60% of £200,000 | £120,000 |
| Cash needed at purchase, before fees | £81,000 |
| Conversion | £250,000 — self-build stages or development finance |
| Mortgage on completion at 75% of £600,000 | £450,000 |

*Illustrative; loan-to-values are assumptions for this example; conversion costs can exceed estimates. Not an offer of finance.*

The completed-home mortgage can repay the bridge and the conversion funding if the build stays on budget and the value is achieved; a structural surprise or cost overrun is the main risk.

### What decides the case

Confirm consent and structure before buying, fund the conversion with staged finance, and arrange the warranty that the mortgage exit needs.

## Regulation and the property used as security

Regulation depends on the borrower, the security, its intended use and any applicable exemption. A loan to an individual or trustees secured on land used or intended for use as a dwelling may fall within the [regulated mortgage](https://mortgagelane.com/definitions#def-regulated-mortgage) rules; business lending has additional exclusions. Ask the adviser to confirm the classification before proceeding.

## Bridging Loans for Barn Conversions FAQs

**Q: Can I get a bridging loan for a barn conversion?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-can-i-get-a-bridging-loan-for-a-barn-conversion

You can get a bridging loan to buy a barn with consent to convert, or to fund early works, at lower loan-to-values than finished homes. The exit is usually a self-build mortgage, development finance, a mortgage on the finished home, or a sale.

**Q: Why can't I get a normal mortgage on a barn?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-why-can-t-i-get-a-normal-mortgage-on-a-barn

An unconverted barn is not a habitable home, so standard mortgage lenders will not lend on it. Bridging, self-build mortgages or development finance fund the purchase and conversion until the finished home can be mortgaged.

**Q: What is Class Q?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-what-is-class-q

Class Q is a [permitted development](https://mortgagelane.com/definitions#def-permitted-development) right in England allowing agricultural buildings to be converted into homes without full planning permission, subject to prior approval from the council on matters such as access, flood risk and design.

**Q: What changed in Class Q in May 2024?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-what-changed-in-class-q-in-may-2024

In England, from 21 May 2024, Class Q allows up to 10 homes within 1,000 square metres of total floorspace, with no home over 150 square metres, and permits a single-storey rear extension of up to 4 metres on existing hardstanding.

**Q: Does Class Q allow a barn to be rebuilt?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-does-class-q-allow-a-barn-to-be-rebuilt

Class Q does not allow a rebuild: the building must be structurally capable of conversion, with only works reasonably necessary for the conversion. Lenders usually ask for a structural report confirming this.

**Q: Do I need planning permission for a barn conversion?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-do-i-need-planning-permission-for-a-barn-conversion

A barn conversion needs either Class Q prior approval, where the building and scheme qualify, or full planning permission. Larger, non-agricultural or listed buildings usually need full planning permission. The planning route is confirmed before buying.

**Q: Can I bridge a barn without planning?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-can-i-bridge-a-barn-without-planning

Some lenders bridge barns without consent at low loan-to-values, but the value and exit depend on obtaining Class Q prior approval or planning, so the risk is higher and choice narrower.

**Q: Do lenders need a structural survey on a barn?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-do-lenders-need-a-structural-survey-on-a-barn

Lenders usually require a structural report confirming the barn can be converted without rebuilding, because both the consent and the value depend on it. It also identifies costs that affect the budget.

**Q: Can a bridge fund the barn conversion works?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-can-a-bridge-fund-the-barn-conversion-works

Some bridging lenders fund works in stages, but most barn conversions are funded by a self-build mortgage or development finance after the bridge secures the purchase. The bridge is then repaid from that longer-term finance.

**Q: Can I use a self-build mortgage for a barn conversion?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-can-i-use-a-self-build-mortgage-for-a-barn-conversion

Self-build mortgages can fund barn conversions, releasing money in stages as the work progresses, and can refinance a bridge used to buy the barn. The barn must have consent and be structurally suitable.

**Q: Should I use development finance for a barn conversion?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-should-i-use-development-finance-for-a-barn-conversion

Development finance suits barn conversions built for sale, particularly multi-unit Class Q schemes, while a self-build mortgage suits one home to live in. A bridge can secure the purchase first.

**Q: Can I convert a barn into a holiday let?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-can-i-convert-a-barn-into-a-holiday-let

Barns can be converted into [holiday lets](https://mortgagelane.com/definitions#def-holiday-let-mortgage) with suitable consent, financed on completion by a holiday-let mortgage on projected letting income. Some Class Q and planning consents restrict use, which is checked first.

**Q: How long does a barn conversion take?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-how-long-does-a-barn-conversion-take

Barn conversions commonly take many months to over a year, depending on structure, services and access. The bridge term is set to cover the time to arrange conversion finance, not the whole build.

**Q: Can I use my home as extra security for a barn bridge?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-can-i-use-my-home-as-extra-security-for-a-barn-bridge

You can offer your existing home as additional security, often as a [second charge](https://mortgagelane.com/definitions#def-charge-priority), to increase the loan or reduce the cash needed. Because you live there, that part of the bridge is regulated.

**Q: What stamp duty do I pay on a barn?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-what-stamp-duty-do-i-pay-on-a-barn

A genuinely non-residential barn bought for £200,000 in England or Northern Ireland attracts £1,000 SDLT under the non-residential bands. Classification depends on the facts; a barn within a dwelling’s grounds may be treated differently. Wales and Scotland have separate land taxes.

**Q: Is VAT reduced on barn conversions?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-is-vat-reduced-on-barn-conversions

Converting a non-residential building into a home can qualify for a reduced rate of [Value Added Tax (VAT)](https://mortgagelane.com/definitions#def-value-added-tax) on eligible building work, and self-builders may reclaim VAT on materials under the do-it-yourself (DIY) housebuilders scheme. An adviser confirms eligibility.

**Q: Why do barn conversions go over budget?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-why-do-barn-conversions-go-over-budget

Barn conversions often exceed budget because of structural repairs, bringing services to remote sites, access works, insulation and drainage. A substantial contingency protects the exit. Set the contingency using the survey findings and costed work schedule.

**Q: Do I need a warranty to mortgage a converted barn?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-do-i-need-a-warranty-to-mortgage-a-converted-barn

Mortgage lenders on a converted barn usually require a [structural warranty](https://mortgagelane.com/definitions#def-new-build-warranty) or an [architect's certificate](https://mortgagelane.com/definitions#def-professional-consultant-certificate) of practical completion, so arranging one from the start keeps the mortgage exit open. Retrofitting a warranty later is difficult.

**Q: What is the exit from a barn conversion bridge?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-what-is-the-exit-from-a-barn-conversion-bridge

The usual exits are a self-build mortgage or development finance taking over during the conversion, a residential or holiday-let mortgage on completion, or the sale of the finished home. The exit is evidenced before the bridge completes.

**Q: Are barn conversion bridges regulated?**

faq-id: short-term-finance-bridging-finance-for-barn-conversions-are-barn-conversion-bridges-regulated

A barn bridge may be regulated where the security is intended to become your home, even before you move in. The borrower, land use and any business-lending exclusion need checking; taking security over your current home also brings its occupation into the assessment.
