## At a glance

A [buy to let](https://mortgagelane.com/definitions#def-buy-to-let-mortgage) [mortgage](https://mortgagelane.com/definitions#def-mortgage) is long-term finance for a property that is ready to let, assessed on its rent and repaid over years; a [bridging loan](https://mortgagelane.com/definitions#def-bridging-loan) is short-term finance — months — for speed or for a property that cannot yet be mortgaged, assessed on its value and repaid by a sale or refinance. Buy to let is far cheaper to hold; bridging is faster, more flexible and lends on properties buy to let lenders decline. Many investors use both: a bridge to buy and improve, then a buy to let mortgage once the property is lettable — known as bridge to let.

## How Mortgage Lane can help

Mortgage Lane arranges both — and the switch from one to the other — for first-time and [portfolio landlords](https://mortgagelane.com/definitions#def-portfolio-landlord), auction buyers and refurbishers.

## What is the difference?

A buy to let mortgage is a term loan, usually over 25 years or so, secured on a let property and assessed on rent under lender criteria, including the PRA’s [SS13/16](https://www.bankofengland.co.uk/prudential-regulation/publication/2016/underwriting-standards-for-buy-to-let-mortgage-contracts-ss) framework for lenders within its scope; a bridging loan is a short-term loan, usually up to 12 to 24 months, assessed on the property's value and the exit. See the [buy to let mortgage guide](https://mortgagelane.com/guides/buy-to-let-mortgage-guide) and [bridging loans](https://mortgagelane.com/short-term-finance/bridging-loans).

## Rates

**How the pricing is built:** buy to let is priced as an annual rate with [arrangement fees](https://mortgagelane.com/definitions#def-product-fee); bridging as a monthly rate with arrangement and sometimes [exit fees](https://mortgagelane.com/definitions#def-exit-fee). Bridging costs more per month, but for a short period on a property that would otherwise be unfundable, it can be the only route.

## Criteria

*Criteria*

| Criterion | Value |
| --- | --- |
| Purpose | BTL: hold and let. Bridge: buy fast, improve, sell or refinance |
| Term | BTL: long. Bridge: months |
| Assessment | BTL: rent stress test. Bridge: value and exit |
| Property condition | BTL: habitable, lettable. Bridge: some unmortgageable properties, subject to security and exit checks |
| Speed | BTL: weeks. Bridge: days to weeks |
| Early repayment | BTL: charges during fixed periods. Bridge: usually flexible |

*Criteria vary by lender and must be checked for your application.*

## When each fits

*When each fits*

| Situation | Better fit |
| --- | --- |
| Habitable property, long-term let | Buy to let mortgage |
| Auction purchase, 28 days | Bridge |
| No kitchen or bathroom | Bridge |
| Short lease needing extension | Bridge, then buy to let |
| Below market value, quick completion | Bridge, then buy to let |
| Refurbish and sell | Bridge |

## Cost compared

Bridging interest is charged monthly at a higher rate than buy to let, and fees are paid each time a bridge is arranged. Over a few months on the right property, the cost is justified by the speed, the purchase price or the value added; over years it is not.

## Bridge to let

A bridge funds the purchase and works; once the property is lettable, a buy to let mortgage repays it. Some lenders offer both as a package. The exit is planned from the start: see [remortgaging after a bridging loan](https://mortgagelane.com/short-term-finance/remortgage-after-bridging-loan).

## How it works

01

### Step 1

Property, condition and plan reviewed.

02

### Step 2

Product chosen — buy to let, bridge, or both.

03

### Step 3

For bridge to let, buy to let lender identified before buying.

04

### Step 4

Purchase and works.

05

### Step 5

Refinance or sale.

## Same property, two routes: the comparison

**An illustrative auction house at £150,000, with no working kitchen, worth £190,000 once refurbished for £25,000.**

### Illustrative figures

*Same property, two routes: the comparison*

| Comparison | Buy to let from day one | Bridge, then buy to let |
| --- | --- | --- |
| Can it fund the purchase? | No — unmortgageable, and 28-day deadline | Yes |
| Works | From savings | From savings or staged |
| After works | — | Buy to let on £190,000 value, subject to rent and ownership rules |
| Cost | — | Bridging interest and fees for the months held |

*Illustrative. Not an offer of finance.*

The buy to let mortgage alone cannot buy this property; the bridge can, and the buy to let mortgage then holds it long term.

### What decides the case

Use buy to let for lettable property you will hold; use a bridge for speed or condition, with the buy to let exit planned before you buy.

## Regulation and the property used as security

Regulation depends on the borrower, the security, its intended use and any applicable exemption. A loan to an individual or trustees secured on land used or intended for use as a dwelling may fall within the [regulated mortgage](https://mortgagelane.com/definitions#def-regulated-mortgage) rules; business lending has additional exclusions. Ask the adviser to confirm the classification before proceeding.

Indicative estimate only, subject to lender criteria, affordability and valuation. Bridging interest is worked as simple interest on the amount advanced, the value basis and ownership period are the ones you enter, and the rent test uses your cover ratio and test rate; each lender sets its own. For a residential exit the lender also tests your income, which this calculator does not; in our experience lenders lend up to 5 times gross income less outgoings, and up to 6 times for professionals and on specialist products. This is not a mortgage offer. Your home or property may be repossessed if you do not keep up repayments on your mortgage.

## Buy to Let Mortgages vs Bridging Loans FAQs

**Q: What is the difference between a buy to let mortgage and a bridging loan?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-what-is-the-difference-between-a-buy-to-let-mortgage-and-a-bridging-loan

A buy to let mortgage is long-term finance on a lettable property, assessed on rent and repaid over many years; a bridging loan is short-term finance, assessed on value and exit, repaid within months by a sale or refinance.

**Q: Which is cheaper, bridging or buy to let?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-which-is-cheaper-bridging-or-buy-to-let

Buy to let is much cheaper to hold, with an annual rate and long term; bridging is charged monthly at a higher rate with fees each time. Bridging is worthwhile only for short periods where speed or condition justifies it.

**Q: When should I use a bridging loan instead of buy to let?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-when-should-i-use-a-bridging-loan-instead-of-buy-to-let

Use a bridging loan when the purchase must complete quickly, such as at auction, when the property is unmortgageable because of condition or lease, or when you plan to refurbish and sell rather than hold.

**Q: When should I use a buy to let mortgage?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-when-should-i-use-a-buy-to-let-mortgage

Use a buy to let mortgage when the property is habitable and lettable, you plan to hold it long term, and the rent passes the lender's [stress test](https://mortgagelane.com/definitions#def-rental-stress-test). It is the cheaper long-term option.

**Q: Can a bridging loan be used on an unmortgageable property?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-can-a-bridging-loan-be-used-on-an-unmortgageable-property

Bridging loans can be used on properties that mortgage lenders decline, such as homes without a kitchen or bathroom, with structural issues or short leases, because bridging lenders assess value and exit rather than immediate lettability.

**Q: How quickly can each complete?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-how-quickly-can-each-complete

Bridging can complete in days to a few weeks; a buy to let mortgage usually takes several weeks, depending on valuation, [underwriting](https://mortgagelane.com/definitions#def-underwriting) and legal work. The auction contract sets the deadline; finance must be checked before bidding.

**Q: Can I buy at auction with a buy to let mortgage?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-can-i-buy-at-auction-with-a-buy-to-let-mortgage

Buying at auction with a buy to let mortgage is risky because the 28-day completion may not be met, so buyers may consider a bridge followed by a buy to let refinance if a term mortgage cannot be arranged in time.

**Q: How are bridging and buy to let assessed differently?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-how-are-bridging-and-buy-to-let-assessed-differently

Buy to let lenders assess [rental cover](https://mortgagelane.com/definitions#def-interest-coverage-ratio) at a stressed interest rate. The PRA’s [SS13/16](https://mortgagelane.com/definitions#def-supervisory-statement-ss13-16) applies to banks and building societies, with group expectations for related lenders; other lenders set their own criteria. In comparison, bridging lenders assess the property's value and the realism of the exit.

**Q: Do bridging loans have early repayment charges?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-do-bridging-loans-have-early-repayment-charges

Bridging loans usually have no long [early repayment charges](https://mortgagelane.com/definitions#def-early-repayment-charge), though some have minimum interest periods or exit fees. Buy to let [fixed rates](https://mortgagelane.com/definitions#def-fixed-rate-mortgage) commonly carry early repayment charges during the fixed period.

**Q: Can I let a property on a bridging loan?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-can-i-let-a-property-on-a-bridging-loan

Some bridging lenders allow a property to be let during the term, others do not; letting is usually part of preparing for a buy to let refinance. The bridge agreement sets out what is permitted.

**Q: Why are bridging rates monthly?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-why-are-bridging-rates-monthly

Bridging rates are quoted monthly because loans are short and often repaid within months. The monthly rate, fees and term together give the total cost, which is the fair comparison with a buy to let mortgage.

**Q: Is bridging always more expensive overall?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-is-bridging-always-more-expensive-overall

Over a long period, yes; over a short period on the right property, bridging can produce a better outcome by securing a discounted purchase or enabling value-adding works that a buy to let mortgage could not fund.

**Q: What fees do bridging loans have?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-what-fees-do-bridging-loans-have

Bridging loans usually charge an arrangement fee, valuation and legal fees, and sometimes an exit fee. Buy to let mortgages typically charge an arrangement fee and valuation, with legal costs often lower.

**Q: What is bridge to let?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-what-is-bridge-to-let

Bridge to let is using a bridging loan to buy and improve a property, then refinancing onto a buy to let mortgage once it is lettable. Some lenders offer both as a combined product.

**Q: Do I need a buy to let lender lined up before bridging?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-do-i-need-a-buy-to-let-lender-lined-up-before-bridging

Planning the buy to let exit before buying — identifying a lender, its valuation basis, ownership rules and rental test — is essential, because the bridge is only as good as the refinance behind it.

**Q: Can the same lender provide the bridge and buy to let?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-can-the-same-lender-provide-the-bridge-and-buy-to-let

Some lenders offer [bridge-to-let](https://mortgagelane.com/definitions#def-bridge-to-let) products, providing the bridge and pre-agreeing the buy to let mortgage, which can simplify the exit. Comparing them with separate bridge and buy to let options shows the best overall cost.

**Q: How long should I keep a bridging loan before refinancing?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-how-long-should-i-keep-a-bridging-loan-before-refinancing

Long enough to complete the works, let the property and meet the buy to let lender's ownership rules, often six months or more, but no longer, because bridging interest accrues monthly.

**Q: What if the buy to let refinance is lower than expected?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-what-if-the-buy-to-let-refinance-is-lower-than-expected

If the buy to let [lender's valuation](https://mortgagelane.com/definitions#def-mortgage-valuation) or rental test supports less than the bridge redemption, you need cash to cover the gap, a different lender, an extension, or a sale. Testing both value and rent early reduces this risk.

**Q: Can I use a bridge for a portfolio landlord purchase?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-can-i-use-a-bridge-for-a-portfolio-landlord-purchase

Portfolio landlords use bridges for quick or unmortgageable purchases, then refinance into their buy to let portfolio, where the lender assesses the whole portfolio under the [Prudential Regulation Authority](https://mortgagelane.com/definitions#def-prudential-regulation-authority)'s (PRA) rules.

**Q: Which is right for my first rental property?**

faq-id: short-term-finance-bridging-loans-vs-mortgages-which-is-right-for-my-first-rental-property

For a first rental that is ready to let, a buy to let mortgage is usually right. A bridge suits only if the property needs work first, must complete very quickly, or is otherwise unmortgageable.
