## At a glance

A [bridging loan for a self-build](https://mortgagelane.com/definitions#def-self-build-bridging) fills the gaps a [self-build mortgage](https://mortgagelane.com/definitions#def-self-build-mortgage) cannot: buying a plot quickly before the [mortgage](https://mortgagelane.com/definitions#def-mortgage) is approved, releasing money from your current home so you can build before you sell, or finishing a build that has run over budget or stalled. Self-build mortgages release money in stages as the build progresses, and are slower to arrange than a bridge; a bridge buys time or covers a shortfall, then a self-build mortgage, a standard mortgage on the finished home, or the sale of your old home repays it. Land and part-built homes support lower loan-to-values than finished houses, so the deposit and the exit are planned first.

## How Mortgage Lane can help

Mortgage Lane arranges bridging and self-build mortgages together for plot buyers, custom builders, families building while living in their current home, and self-builders whose project needs finishing finance.

## What is a self-build bridging loan?

A self-build bridging loan is a short-term loan secured on a building plot, a part-built home or your existing property, used to buy land, fund building work or bridge the time until a self-build mortgage, a mortgage on the completed home or a sale repays it. It is regulated where secured on a home you or a related person live in, under the FCA's [MCOB](https://www.handbook.fca.org.uk/handbook/MCOB/) rules. See [self-build mortgages](https://mortgagelane.com/short-term-finance/self-build-mortgages).

## Rates

**How the pricing is built:** land and part-built property attract higher bridging rates and lower loan-to-values than completed homes. A bridge secured on your existing home can be cheaper and larger than one on the plot alone.

## Criteria

*Criteria*

| Criterion | Value |
| --- | --- |
| Plot with planning | Bridged at lower loan-to-value |
| Plot without planning | Lower still, case by case |
| Existing home as security | Residential loan-to-values; regulated if you live there |
| Part-built property | Valued as is; lower loan-to-value |
| Build funding | Staged releases with inspections at some lenders |
| Exit | Self-build mortgage, mortgage on completion, or sale of old home |
| Warranty | Structural warranty or architect's certificate for the exit lender |

*Criteria vary by lender and must be checked for your application.*

## Buying a plot

A plot with planning permission can sell quickly; a bridge secures it while the self-build mortgage is arranged. Without planning, the loan is smaller and the exit riskier.

## Building while you live in your old home

A bridge on your current home releases [equity](https://mortgagelane.com/definitions#def-equity) to fund the plot and early stages, so you can build without moving into rented accommodation; the sale of the old home on completion repays it.

## Finishing a stalled or over-budget build

A bridge on the part-built home can fund completion where costs have risen or the self-build lender's stage releases have run out; the exit is a mortgage on the finished home.

## Costs, tax and the exit

- **SDLT** — bare land may qualify for [non-residential rates](https://mortgagelane.com/definitions#def-mixed-use-property) in England and Northern Ireland. Land forming part of an existing home’s garden or grounds can be residential; the conveyancer must check the transaction.
- **CIL** — the self-build exemption must be claimed and confirmed before work starts.
- **VAT** — eligible materials can be reclaimed through HMRC's DIY housebuilders scheme within six months of completion.
- **Exit** — a self-build mortgage, a [residential mortgage](https://mortgagelane.com/definitions#def-residential-mortgage) on completion with warranty, or a sale.

## How it works

01

### Step 1

Plot, planning and budget reviewed.

02

### Step 2

Bridge security chosen — plot or existing home.

03

### Step 3

Self-build or completion mortgage agreed in principle as the exit.

04

### Step 4

Bridge completes; plot bought or work funded.

05

### Step 5

Build progresses; exit refinances or sale repays.

## Securing the plot: the arithmetic

An illustrative self-builder finds a £150,000 plot with planning, with a sale deadline before a self-build mortgage can be approved. The example assumes the plot qualifies for non-residential SDLT in England or Northern Ireland.

### Illustrative figures

*Securing the plot: the arithmetic*

| Route | Security | Illustrative gross loan | Cash needed |
| --- | --- | --- | --- |
| Bridge on plot only | Plot at 60% | £90,000 | £60,000 + costs |
| Bridge on existing home | Home worth £400,000 with £150,000 mortgage, second charge | £150,000 before fees and retained interest, assuming 75% combined LTV | Fees and any deductions |
| SDLT on plot | Non-residential rates | £0 on £150,000 | — |

*Illustrative; loan-to-values are illustrative assumptions. Not an offer of finance.*

The self-build mortgage then refinances the plot and funds the build in stages, or the sale of the existing home repays the [second-charge](https://mortgagelane.com/definitions#def-charge-priority) bridge.

### What decides the case

Choose the security that supports the bridge you need, and have the self-build mortgage agreed in principle before the bridge completes.

## Regulation and the property used as security

Regulation depends on the borrower, the security, its intended use and any applicable exemption. A loan to an individual or trustees secured on land used or intended for use as a dwelling may fall within the [regulated mortgage](https://mortgagelane.com/definitions#def-regulated-mortgage) rules; business lending has additional exclusions. Ask the adviser to confirm the classification before proceeding.

## Bridging Loan for a Self-Build FAQs

**Q: Can I use a bridging loan for a self-build?**

faq-id: short-term-finance-for-a-self-build-can-i-use-a-bridging-loan-for-a-self-build

You can use a bridging loan for a self-build to buy a plot quickly, [release equity](https://mortgagelane.com/definitions#def-capital-raising) from your current home to fund the build, or finish a stalled project. A self-build mortgage, a mortgage on the finished home or a sale repays it.

**Q: Why use a bridge instead of a self-build mortgage?**

faq-id: short-term-finance-for-a-self-build-why-use-a-bridge-instead-of-a-self-build-mortgage

A bridge is faster to arrange and can fund needs a self-build mortgage does not, such as securing a plot before approval or covering a shortfall. Self-build mortgages are usually cheaper for the build itself, so the two are often combined.

**Q: Can I buy a building plot with a bridging loan?**

faq-id: short-term-finance-for-a-self-build-can-i-buy-a-building-plot-with-a-bridging-loan

You can buy a building plot with a [bridging loan](https://mortgagelane.com/definitions#def-bridging-loan), at a lower loan-to-value than a finished home. A plot with planning permission is easier to bridge than one without, and the exit is usually a self-build mortgage.

**Q: How much can I borrow against a plot?**

faq-id: short-term-finance-for-a-self-build-how-much-can-i-borrow-against-a-plot

Bridging lenders lend a lower percentage against land than against homes, and lower still without planning permission. Using your existing home as security instead, often as a second charge, can support a larger loan for the plot.

**Q: Can I bridge a plot without planning permission?**

faq-id: short-term-finance-for-a-self-build-can-i-bridge-a-plot-without-planning-permission

Some lenders bridge land without planning permission at low loan-to-values, but the exit is uncertain until planning is granted. Most self-builders buy plots with planning, or with an option conditional on planning.

**Q: Do I pay stamp duty on a building plot?**

faq-id: short-term-finance-for-a-self-build-do-i-pay-stamp-duty-on-a-building-plot

A £150,000 plot attracts no SDLT if it qualifies as non-residential land in England or Northern Ireland. Bare land is not automatically non-residential: existing garden or grounds and buildings under construction can change the treatment. Scotland and Wales use different land taxes.

**Q: Can I use my house as security to buy a plot?**

faq-id: short-term-finance-for-a-self-build-can-i-use-my-house-as-security-to-buy-a-plot

You can use your existing home as security for a bridge — often as a second charge behind your mortgage — to buy a plot, which can support a larger loan than the plot alone. Because you live there, the bridge is regulated.

**Q: Can I build while living in my current home?**

faq-id: short-term-finance-for-a-self-build-can-i-build-while-living-in-my-current-home

A bridge secured on your current home can release equity to fund the plot and early build stages, letting you stay put until the new home is finished. The sale of your old home then repays the bridge.

**Q: Do I need to sell my house to self-build?**

faq-id: short-term-finance-for-a-self-build-do-i-need-to-sell-my-house-to-self-build

You do not have to sell first: a bridge on your current home, or a self-build mortgage alongside your existing mortgage if affordable, can fund the project, with the old home sold on completion.

**Q: What is a self-build mortgage?**

faq-id: short-term-finance-for-a-self-build-what-is-a-self-build-mortgage

A self-build mortgage funds the purchase of a plot and the build in stages, released as each stage is completed and inspected, either after the stage (arrears) or before it (advance). It converts to a standard mortgage on completion.

**Q: Can a bridge finish a stalled self-build?**

faq-id: short-term-finance-for-a-self-build-can-a-bridge-finish-a-stalled-self-build

A bridge secured on the part-built home, or on other property, can fund the work needed to finish a stalled self-build. The exit is usually a residential mortgage on the completed, warranted home.

**Q: Why do self-builds run over budget?**

faq-id: short-term-finance-for-a-self-build-why-do-self-builds-run-over-budget

Self-builds commonly run over budget because of ground conditions, design changes, material and labour cost rises, and delays. A costed contingency and staged funding reduce the risk of needing extra finance.

**Q: Do I need a warranty to remortgage a self-build?**

faq-id: short-term-finance-for-a-self-build-do-i-need-a-warranty-to-remortgage-a-self-build

Mortgage lenders on a completed self-build usually require a [structural warranty](https://mortgagelane.com/definitions#def-new-build-warranty) or an [architect's certificate](https://mortgagelane.com/definitions#def-professional-consultant-certificate) of practical completion, so arranging one from the start of the build keeps the refinance exit open.

**Q: What is the CIL self-build exemption?**

faq-id: short-term-finance-for-a-self-build-what-is-the-cil-self-build-exemption

The [Community Infrastructure Levy (CIL)](https://mortgagelane.com/definitions#def-community-infrastructure-levy) self-build exemption lets eligible self-builders avoid the levy on their home, but it must be claimed and confirmed by the council before work starts, and the home occupied as the main residence for a set period.

**Q: Can I reclaim VAT on a self-build?**

faq-id: short-term-finance-for-a-self-build-can-i-reclaim-vat-on-a-self-build

Under [HM Revenue and Customs](https://mortgagelane.com/definitions#def-hm-revenue-and-customs)' (HMRC) do-it-yourself (DIY) housebuilders scheme, you can reclaim [Value Added Tax (VAT)](https://mortgagelane.com/definitions#def-value-added-tax) on eligible materials for a new home you build to live in, with the claim made within six months of completion.

**Q: How long can a self-build bridging loan last?**

faq-id: short-term-finance-for-a-self-build-how-long-can-a-self-build-bridging-loan-last

Self-build bridges commonly run for up to 12 to 24 months, matched to the time needed to arrange the self-build mortgage, complete the build or sell the old home. Longer builds suit staged self-build mortgages rather than bridging alone.

**Q: Is self-build bridging regulated?**

faq-id: short-term-finance-for-a-self-build-is-self-build-bridging-regulated

A self-build bridge is regulated if secured on a home you or a related person live in, such as your current home. A plot intended for your own home can also fall within regulation. Classification must account for intended use, not only whether a building is occupied today.

**Q: What exit do lenders accept for a self-build bridge?**

faq-id: short-term-finance-for-a-self-build-what-exit-do-lenders-accept-for-a-self-build-bridge

Lenders accept a self-build mortgage agreed in principle, a residential mortgage on the finished home with a warranty, or the sale of your existing home. The exit is evidenced before the bridge completes.

**Q: Can I self-build with bad credit?**

faq-id: short-term-finance-for-a-self-build-can-i-self-build-with-bad-credit

Self-build lenders are cautious with [adverse credit](https://mortgagelane.com/definitions#def-adverse-credit) because of the build risk, but some specialist lenders consider it, particularly with a larger deposit. The bridge and the exit must both accept the credit history.

**Q: Is development finance better than bridging for a self-build?**

faq-id: short-term-finance-for-a-self-build-is-development-finance-better-than-bridging-for-a-self-build

[Development finance](https://mortgagelane.com/definitions#def-development-finance) suits larger or multi-unit schemes built for sale, while a self-build mortgage suits one home to live in. A bridge fills gaps in either, such as securing land before the main finance is approved.
