Frequently asked questions

Can a mortgage be declined after exchange?

Yes. A lender can withdraw a mortgage offer after exchange, but only where the offer's conditions allow it. FCA guidance lists the kinds of condition an offer can carry: a material change after the offer is made, such as loss of employment or further secured borrowing, incomplete or wrong information the borrower knowingly gave, and a change affecting the condition, value or title of the property (FCA Handbook: MCOB 6A.3.3G). Exchange makes the purchase legally binding in England and Wales, so the buyer still has to complete on the agreed date. After a withdrawal at this stage, the buyer needs to work with the conveyancer from the same day on a replacement lender, a bridging loan or more time.

Can a declined mortgage be overturned?

Sometimes. A lender may reconsider a declined mortgage if new information addresses the reason, such as corrected credit data, a missing document or additional income evidence, but each lender decides whether to review a decision and some will not. Where a decision with a significant effect was made solely by automated means, data protection law entitles you to ask for a person to review it. If you believe a lender treated you unfairly, you can complain to it first and then to the Financial Ombudsman Service, normally within six months of the lender's final response (Financial Ombudsman Service: how to complain). A complaint does not give a right to have the decline overturned.

Can a mortgage application be declined?

Yes, a mortgage application can be declined. Lenders assess affordability, credit history, income evidence, deposit source, and property suitability. If the application falls outside regulatory affordability rules or internal risk criteria, the lender may refuse to issue a mortgage offer.

Can a mortgage be declined after valuation?

Yes, a mortgage can be declined after valuation. Even if the property is acceptable, the lender may decline due to affordability shortfall, adverse credit, unacceptable deposit source, or a valuation lower than the agreed purchase price.

Can a mortgage be declined after agreement in principle?

Yes, a mortgage can be declined after an agreement in principle. An agreement in principle is not a binding offer and is subject to full underwriting, document verification, valuation, and credit checks. If new information alters affordability or risk, the lender may decline the application.
