Senior debt falling short
One of the most strategic uses of mezzanine finance in property development is when developers need to raise additional capital for the land purchase, but their senior lender will not fund more than 50-60% of land value. In such cases, mezzanine debt can help bridge the shortfall, enabling developers to proceed with the acquisition without overextending their own equity.
Senior lenders tend to be conservative when it comes to land lending, especially when planning permission is still pending or conditional. Even with outline consent or a strong planning pipeline, many banks cap their exposure well below the land’s market value. This is where mezzanine financing for property development becomes a vital tool, allowing developers to top up their loan facility and push overall gearing to up to 95% Loan to Cost (LTC) or up to 80% LTGDV. By injecting mezzanine funding behind the primary lender, developers can reduce their upfront capital contribution, freeing up equity for other projects or reducing reliance on joint venture partners. For schemes with solid exit plans, such as pre-sales, agreed long-term funding, or demonstrable planning uplift, mezzanine lenders are often willing to support acquisitions even at early stages of the development lifecycle.
We specialise in sourcing mezzanine finance providers UK-wide who are comfortable funding land contributions, including cases where the planning is speculative or semi-conditional. We work with both institutional lenders and agile private mezzanine funds, ensuring our clients benefit from fast decisions and competitive mezzanine financing interest rates.
When your senior debt provider can’t stretch far enough to cover land purchase, mezzanine property finance offers a smart, scalable solution. Mortgage Lane connects developers to the right lenders, supporting site acquisitions that might otherwise stall due to capital constraints and setting projects up for success from day one.

Frequently asked questions
Is falling turnover the same as falling profit for a mortgage?
No. Lenders assess net profit, which is turnover less allowable business expenses, so falling turnover is not the same as falling profit. A business whose turnover fell but whose costs fell more may show a higher profit, and lenders read the profit figure on the tax calculation or the accounts. HMRC's own example is £40,000 of turnover with £10,000 of allowable expenses, leaving £30,000 of taxable profit (GOV.UK: expenses if you are self-employed). For a company director, the lender reads salary and dividends or the company's profit and does not count the company's sales.
Is the UK short of student beds?
Savills counts around 2.7 full-time students per purpose-built bed across the twenty largest UK markets and estimates roughly 234,000 additional beds are needed to reach a healthier ratio, while noting that occupancy softened in some cities in the 2025/26 cycle. Lenders underwrite the city's student-to-bed ratio alongside the scheme.
Does a short career affect mortgage term?
A short expected career, common in sport, can lead lenders to limit the term or loan, or to look for a repayment strategy based on assets accumulated during the career rather than future income.
What if the lease is too short for a mortgage?
If a lease is too short for a mortgage, the purchase may be funded with bridging finance, which can lend on short leases against a defined exit. The usual exit is a statutory lease extension followed by a remortgage onto a standard product at the extended value, once the lease is long enough for a term lender. Bridging is short-term and usually costs more than a term mortgage, and if the extension or remortgage is delayed the loan still has to be repaid, so the exit is checked before you commit.
What is a debt consolidation mortgage?
A debt consolidation mortgage uses money borrowed against your home, through a remortgage, a further advance or a second charge loan, to repay debts such as credit cards, personal loans and car finance. Several payments become one, usually at a lower rate, but the debts are then secured on your home. On a home you live in it is a regulated mortgage, so an adviser recommending it must weigh the cost of repaying over a longer period and whether securing the debts is appropriate (FCA Handbook: MCOB 4.7A.15R).
