Residential mortgages in Jersey

A residential mortgage in Jersey is used to buy or remortgage a home you will live in on the island. Lenders assess income, outgoings, deposit, and credit history in a broadly similar way to mainland lenders, but with two important Jersey-specific layers: your residential status and the property’s tenure.

Your residential status under the Control of Housing and Work (Jersey) Law 2013, Entitled, Licensed, Entitled for Work, or Registered, determines which properties you can buy and occupy. Entitled and Licensed individuals can generally purchase qualified residential property, while Registered and Entitled for Work individuals face significant restrictions on buying and occupying property in Jersey. Lenders will confirm your status early in the application, because it directly affects the security they are lending against.

Property tenure also matters. Jersey homes are held as freehold, flying freehold, or share transfer, and lender appetite differs between the three. Share transfer apartments in particular are financed differently from freehold houses, because the buyer acquires shares in a property-holding company rather than the land itself.

We help residential borrowers in Jersey structure applications around status, tenure, income currency, and deposit so the case is placed with a lender whose criteria genuinely fit.

Frequently asked questions

Why should I choose a Jersey bridging loan for a residential property?

A Jersey bridging loan is ideal for those looking to buy a new home before selling their current one, fund renovations, or quickly secure a property in a competitive market.

How do I apply for a mortgage in Jersey?

To apply for a mortgage in Jersey, you first confirm your residential status, property tenure, income, and deposit, then obtain an Agreement in Principle from a suitable lender. The full application follows with valuation and underwriting, before a formal offer and completion through Jersey's legal process.

Can UK residents get a mortgage in Jersey?

UK residents can get a mortgage on Jersey property, subject to Jersey's housing rules and lender criteria. Because Jersey controls who can buy and occupy residential property, a UK resident's options depend on their residential status position and whether the purchase is for occupation or investment.

What deposit do I need for a Jersey mortgage?

Deposit requirements in Jersey vary by lender, property tenure, and loan type. Residential purchases generally require a smaller deposit than buy to let or multi-let purchases, and factors such as non-resident status or foreign currency income can increase the deposit a lender expects.

Can I use a UK mortgage broker for a Jersey mortgage?

Yes, a UK-based broker can assist with Jersey mortgages where the broker works with lenders active in the Channel Islands. A broker's value in Jersey lies in matching residential status, property tenure, and income profile to the smaller panel of lenders that operate in the island.
