Can I get 100% loan to value on a non status bridging loan?

Being asset based a lot of these lenders will of course look at the exit, if sale, then the underwrite will be heavily upon the valuation which will consist of confirming the property is either below market value, or there is enough equity in your main residence or other buy to lets to secure against.

Can I get 100% loan to value on a non status bridging loan?

Yes.

Being asset based a lot of these lenders will of course look at the exit, if sale, then the underwrite will be heavily upon the valuation which will consist of confirming the property is either below market value, or there is enough equity in your main residence or other buy to lets to secure against. For below market value transactions, we work with lenders that may lend up to 85% of the open market value of a property, if that figure is over 100% of the purchase price then you might be able to get 100% funding without additional security.

Frequently asked questions

What is a non status bridging loan?

A non-status bridging loan is a short-term, property-backed loan approved on the value of the security and a clear exit strategy, not on income or employment. It is often used for auctions, refurbishments and time-critical transactions where a traditional mortgage affordability assessment is not suitable.

Can I get 100% bridging finance?

A bridge can sometimes fund 100% of a purchase price with additional security, or on a discounted purchase where the lender accepts a higher market valuation. The total debt must still fit the lender’s loan-to-value limits, and fees or retained interest can leave a cash contribution to pay.

What loan-to-value can I get on a bridging loan?

Bridging loan-to-values depend on the security: residential property on a first charge supports the highest, second charges and commercial property lower, and land lower again. The maximum is applied to the gross loan, including fees and retained interest.

Does re-bridging increase the loan-to-value?

Yes, re-bridging increases the loan to value, because the new loan has to repay the old redemption figure, including rolled-up interest and any charges, and add the new lender's fees, costs and retained interest, while the property's value usually stays where it was. A lower valuation from the new lender raises the loan to value further. In an illustration on a £500,000 property, a bridge that started at 56% reaches 61% at its end date and 67% after a re-bridge, with no new money released. A second re-bridge on the same terms would take it to 73.5%.

What loan-to-value is available on a farm bridging loan?

On the cases we arrange, residential farm bridging can run up to 80% loan-to-value and commercial farm bridging up to 75%. The property's use, the valuation and the lender's criteria set where a specific case lands.
