Frequently asked questions

What is a residential mortgage?

A residential mortgage is a loan secured against a property you intend to live in as your main home. The amount you can borrow is based on your income and outgoings, and the loan is regulated by the Financial Conduct Authority. It differs from buy-to-let.

Can a business get a residential mortgage?

No. Residential mortgages are for individuals to live in a property, so a limited company cannot take one out for that purpose. A company buying property to let uses a buy-to-let or commercial mortgage, while a director can borrow residentially in their own name.

Can you get a residential mortgage on a pub?

Usually not. A trading pub is commercial property and needs a commercial mortgage. A residential mortgage only becomes possible where the property has lawful residential use and no longer operates as a pub.

Can I have a lodger with a residential mortgage?

Many residential mortgages allow you to take in a lodger, though some lenders require prior notification and written agreement. Check your mortgage terms and obtain permission before the lodger moves in.

Where do you broker residential mortgages in the UK?

We help clients with residential property mortgages in England, Wales, Scotland and Northern Ireland.
