If the smallholding is classified as residential occupation, the process is like that of a standard residential mortgage. Typically, residential mortgages take around 4 weeks from application to offer. This includes initial application submission, affordability assessment, property valuation, and final approval.

If the smallholding is intended for commercial use, the process is more complex and may involve additional steps on valuation and underwrite. Generally, it takes between 6 to 8 weeks from application to offer a commercial mortgage. This includes a more detailed business plan review, additional financial assessments, commercial property valuation and more questions about the experience from borrowers.

Frequently asked questions

How long does a smallholding mortgage take?

Residential smallholding cases run like a standard residential mortgage, from application through the affordability assessment and valuation to offer. Commercial smallholdings take longer, reflecting deeper underwriting: business plan review, a commercial valuation and questions on experience.

What is a smallholding mortgage?

A smallholding mortgage funds the purchase or refinance of a rural property with land, used for residential living, small-scale agriculture, or both. Whether the product is residential or commercial follows the property's use, acreage and any occupancy restrictions.

What loan-to-value can I get on a smallholding?

Residential smallholding mortgages follow the lender's residential loan-to-value bands, which on standard residential lending reach up to 95%. Where a case lands depends on the acreage, any restrictions, credit and income. Properties with agricultural ties and commercial smallholdings are lent at limits each lender sets for the case, so an adviser checks current criteria for the property.

How long does a rural mortgage take?

A rural mortgage usually takes longer than a standard residential mortgage due to specialist valuations and title checks, typically completing within six to ten weeks.

How long does probate take?

Once the application is made, the Probate Registry usually issues the grant within 12 weeks, and it takes longer if more information is needed (gov.uk: applying for probate). Where Inheritance Tax is due, the IHT400 goes to HMRC first and the executors wait for HMRC's code before applying, so the time to value the estate and deal with HMRC comes on top. A caveat or a dispute adds months, and collecting the assets and distributing the estate follow the grant.
