In short

With buy to let refurbishment mortgages, there are three options that investors use, depending on perception of risk and speed required.

A renovation mortgage is finance used to buy or refinance a property and fund works to it, and it is not a single product. Renovation finance sits across standard mortgages, buy-to-let refurbishment products, bridging loans, and development finance.

Which route fits depends on five things: the property type, the scope of works, the borrower profile, the timescale, and the intended exit. A light cosmetic refurbishment and a structural conversion are financed by different lenders on different terms, even where the purchase price is identical.

Mortgage Lane arranges renovation finance for homeowners, landlords, and commercial borrowers, from light refurbishments through to significant redevelopment. Matching the funding structure to the works, the valuation approach, and the project strategy is what avoids unnecessary cost and delay.

Buy to let renovation mortgage options

Investors renovating a buy-to-let property use one of three structures, chosen on the scale of the works and the speed required.

Buy to let renovation mortgage. A buy-to-let renovation mortgage advances up to 70% of the purchase price. The borrower funds the renovation themselves, then the same valuer re-inspects the property after the works. Once the valuer confirms the new valuation, the lender arranges an additional drawdown topping the mortgage up to 70% of the new valuation, at the same rate as the initial loan.

Bridging loan. A bridging loan for renovation runs for a short term of between 1 and 24 months and contributes up to 90% towards the purchase of the property, or up to 100% Loan to Value with additional security. Bridging rates are most competitive where the gearing is 75% LTV.

Development loan. A development loan suits renovations leaning towards medium or heavy rather than light. Borrowers can achieve up to 75% of the property's value and 100% of the construction costs. A development loan does not require experience and is used as the entry finance for a buy, refurbish, refinance (BRR) strategy, and for property flips.

Home renovation mortgage options

Homeowners renovating a property, including one that is not habitable at purchase, use one of three structures.

Self build mortgage. A self build mortgage offers up to 80% of the property's end value and provides medium-term funding to purchase and renovate a home. Self build mortgages are not limited to new builds and can be applied to renovations. The lender assesses the current valuation, the renovation costs, and the predicted end value of the property.

Renovation mortgage. Some lenders offer a dedicated renovation mortgage product on similar terms to a self build mortgage, funding up to 80% of the property's end value.

Regulated bridging loan. A regulated bridging loan is available for up to 75% of the property's value. Borrowers can use additional security to increase the loan beyond 75% of the purchase price, and where further properties are available as security the total can exceed 100% of the purchase price.

Commercial renovation mortgages

A commercial renovation mortgage funds the purchase and upgrade of a commercial building. Typical projects include dividing a large property into smaller units, refurbishing business premises, or adapting a property for a different use. Two financing routes are used, chosen on speed, scale, and repayment structure.

Bridging loans for commercial renovation

Bridging loans offer up to 75% of the property's value and suit acquisitions that need to complete quickly, including properties requiring splitting, extensive renovation, or a change of use. Commercial renovation bridging loans typically run 1 to 24 months.

Interest is handled in one of two ways:

  • Interest roll-up. Interest accumulates and is paid at the end of the loan term rather than monthly. Roll-up suits renovation projects where cash flow is tight until the property is sold or refinanced.
  • Monthly interest payments. Paying interest monthly lowers the total cost of the loan where funds are available to service it.

Business loans for commercial property renovation

Business loans provide a faster funding route for profitable businesses renovating their own premises. Unlike bridging loans, business loans can often be unsecured, which speeds up underwriting.

  • Term loans. Most renovation business loans are structured as term loans, repaid in regular instalments over a set period, typically one to five years.
  • Lines of credit. Some lenders offer a revolving line of credit, allowing a business to draw and repay funds up to a limit as the renovation progresses.

Why choose one over the other. A business loan may not require collateral, which suits a business that does not want to secure borrowing against its commercial property. A bridging loan is secured against the property and is the faster route where the works are tied to a purchase.

What Loan to Value can I get on a renovation mortgage?

The maximum borrowing on a renovation mortgage depends on which of the routes below applies, and whether the lender is lending against current value or end value.

Gross Development Value (GDV) is the estimated value of the property once the works are complete. On a light refurbishment product the GDV is assessed at the outset from a detailed schedule of works, with the retained funds released after a successful re-inspection by the same valuer.

Can I add renovation costs to my existing mortgage?

Homeowners renovating a property they already own have two routes to release the funds: a further advance, or a remortgage.

Further advance. A further advance is additional borrowing from your existing lender, secured against your home alongside the original mortgage. The interest rate on a further advance may differ from the rate on your existing mortgage, and the term generally aligns with your current mortgage or extends slightly beyond it. You will need sufficient equity, and the lender will usually require a new valuation.

Remortgage. A remortgage replaces your existing mortgage with a new one at a higher amount, covering both the outstanding balance and the renovation costs. Remortgaging is the route where a further advance is unavailable or where a different lender offers better terms.

Both routes increase your monthly payments and your total mortgage debt, so the value the works add to the property is the relevant test. Our page on a remortgage for home improvements compares both routes with a second charge and a personal loan.

The "Renovation Mortgage Insights" block has been deleted. It was a bare list of eight search terms, "Halifax renovation mortgage", "loans for flipping houses", "bank loans for flipping houses" and so on, with no surrounding content. A list of keywords with no answers attached is the clearest possible signal of keyword stuffing to Google, and gives an LLM nothing to quote. The terms worth keeping are already covered in the body: BRR, flips, buy-to-let renovation, and purchase-and-renovate all now have real content against them. "Halifax renovation mortgage" is the only term not covered, and needs either a factual statement about Halifax's position or nothing at all.
