Frequently asked questions
Are multiple properties on one title mortgageable?
Yes. Multiple properties on one title are mortgageable through specialist buy to let lending routes. Lenders assess valuation method, title structure, and resale flexibility, as properties cannot usually be sold individually without legal restructuring.
Can you get a buy to let mortgage for two flats on one title?
Yes. Buy to let mortgages for two flats on one title are available but are typically assessed as a single investment asset. Lenders focus on unit separation, valuation approach, and resale demand, often treating the property similarly to a small block.
What is the difference between a standard buy-to-let mortgage and one for multiple occupancy?
A standard buy-to-let mortgage is for a property rented to a single household. A multiple occupancy buy-to-let is for a property rented to multiple tenants who do not live as one household, and often requires a specialist product.
Can I get a buy to let mortgage with one year of self-employment?
Some buy to let lenders accept one year of self-employment, because the loan is assessed mainly on the rent. Banks and building societies test the rent against the interest at a stressed rate under the Prudential Regulation Authority's underwriting standards (PRA: SS13/16), and other lenders set their own tests. Some lenders also look at personal income, for a minimum income rule or to support the rent, and some want two years of self-employed figures where they read that income at all. In our experience most lenders no longer set a minimum income of £25,000. Most buy to let mortgages are not regulated by the FCA.
What is a buy to let mortgage?
A buy to let mortgage is a loan used to purchase or refinance property that is rented to tenants, where affordability is assessed mainly on rental income rather than the borrower’s personal income.
