Can I get 100% loan to value on a non status bridging loan?

Being asset based a lot of these lenders will of course look at the exit, if sale, then the underwrite will be heavily upon the valuation which will consist of confirming the property is either below market value, or there is enough equity in your main residence or other buy to lets to secure against.

Serviced Interest

Underwriting is enhanced for this interest repayment type. The borrower must have a reliable source of income or cash flow to cover these regular interest payments. This method is suitable for borrowers who have good disposable income or other financial resources.

Why are bridging finance lenders more asset focused?

As bridging finance is a short term loan, they will be heavily underwriting your exit.

What valuation will be instructed on a non status bridging loan?

With non status bridging loans we usually see 180 day valuations or 90 day valuations, some might lend on market value but that is uncommon. 180 or 90 day valuations assume they are sold within those periods and can therefore reduce the figure returned.

Frequently asked questions

What is a non status bridging loan?

A non-status bridging loan is a short-term, property-backed loan approved on the value of the security and a clear exit strategy, not on income or employment. It is often used for auctions, refurbishments and time-critical transactions where a traditional mortgage affordability assessment is not suitable.

What is a bridging loan?

Short-term secured lending, usually between three and twenty-four months, used where timing matters more than cost: buying at auction, breaking a chain, or funding works before a property can be refinanced conventionally. Interest is materially higher than a term mortgage, and lending is granted against a credible exit: the sale or refinance that will repay it. No exit, no loan.

What are the criteria for a bridging loan?

Bridging lenders look mainly at the security — its value and type — and the exit — how the loan will be repaid — along with the borrower's identity, credit history, experience for investors, and the purpose of the loan.

What loan-to-value can I get on a bridging loan?

Bridging loan-to-values depend on the security: residential property on a first charge supports the highest, second charges and commercial property lower, and land lower again. The maximum is applied to the gross loan, including fees and retained interest.

Can I get 100% bridging finance?

A bridge can sometimes fund 100% of a purchase price with additional security, or on a discounted purchase where the lender accepts a higher market valuation. The total debt must still fit the lender’s loan-to-value limits, and fees or retained interest can leave a cash contribution to pay.
