Portfolio mortgages for additional property purchases

Portfolio mortgages can be used to support additional purchases by allowing existing portfolio assets and new acquisitions to complete simultaneously under a single lending structure. Where a borrower is expanding their portfolio, it is possible to re-mortgage the existing portfolio and complete the purchase of additional properties onto one mortgage facility, with affordability and Loan to Value (LTV) assessed at portfolio level.

Portfolio mortgages using a hunting licence or Lombard loan

Portfolio mortgages can be structured alongside a hunting licence or Lombard loan to support larger or more complex borrowing requirements for portfolio landlords. These structures are typically used where borrowers hold substantial liquid or investment assets and wish to enhance borrowing capacity, manage risk, or reduce property-level Loan to Value (LTV).

Portfolio mortgages for property portfolio acquisition

Portfolio mortgages can be used to fund the acquisition of multiple properties in a single transaction, with lending assessed across the acquired portfolio rather than on individual properties. In the UK, this structure is commonly used when purchasing an established property portfolio or multiple assets completing simultaneously.

Portfolio stress test calculator

The calculator runs the background test on a whole portfolio: the rental cover before and after a new purchase, the rent above or below the lender's ratio, the further borrowing that ratio allows and the aggregate loan to value. The starting figures are Landlord B from the worked example on this page, with every loan stressed at 5.5% and a 125% ratio. Enter your own totals and the share of loans on five-year fixes, then move the new property's rent to see how far it lifts the portfolio's cover.

Indicative estimate only, subject to lender criteria, affordability and valuation. The stress rates and the required rental cover are inputs, starting from the PRA's 5.5% minimum and our experience, and each lender sets its own ratios, stress rates, loan to value limits and test on an existing portfolio. This is not an offer of finance. Your property may be repossessed if you do not keep up repayments on a loan secured on it.

Portfolio mortgages for re-mortgaging existing portfolios

Portfolio re-mortgages allow property portfolio owners to refinance existing assets to reduce borrowing costs or raise funds for further investment, with lending assessed across the portfolio rather than on individual properties. In the UK, this approach is commonly used for like-for-like portfolio re-mortgage applications or where equity is being released for new purchases.

Portfolio mortgages for incorporation

Portfolio mortgages can be used to support property portfolio incorporation, where personally held buy to let properties are transferred into a limited company or other corporate structure. In the UK, this is commonly undertaken to mitigate the impact of Section 24 (Clause 24) mortgage interest relief restrictions, while potentially accessing incorporation relief where statutory conditions are met, subject to lender acceptance.

Portfolio mortgages for portfolio landlords

Portfolio mortgages are designed for landlords with multiple mortgaged buy to let properties. In the UK, landlords with four or more mortgaged properties are classified as portfolio landlords under PRA guidance, meaning lenders must apply enhanced underwriting at portfolio level rather than assessing each property in isolation.

Portfolio landlord mortgage criteria

Portfolio landlord mortgage criteria
CriterionHow it works
DefinitionFour or more distinct mortgaged buy to let properties, held alone or jointly, counted in aggregate across lenders (SS13/16). Lenders differ on whether the property being applied for counts and on how they count properties held in a limited company.
AssessmentA specialist underwriting approach that looks at the whole portfolio as well as the new loan, for banks and building societies under SS13/16. Other lenders set their own approach.
Property scheduleEvery property: ownership, value, outstanding loan, lender, monthly payment and rent.
Stress rateAt least 5.5% over the first five years, or the fixed rate where it is fixed or capped for five years or more (SS13/16). On the cases we arrange, commonly around 5.5% on two-year fixes and around 4.5% on five-year fixes.
Portfolio stress testRent across the portfolio against stressed interest on all its loans, at the lender's ratio. In our experience commonly 125% for companies and basic-rate taxpayers and 145% for higher-rate personal borrowers. How the existing properties are tested varies by lender.
Aggregate loan to valueSome lenders cap the loan to value across the whole portfolio as well as on each loan, and the cap varies by lender. In our experience 85% is the ceiling on a buy to let loan.
Portfolio size and exposureSome lenders cap the number of properties or their total lending to one landlord; others set no property limit.
Business plan and cash flowLenders following SS13/16 may ask for a business plan and the cash flows of every property. Requirements vary by lender.
Assets, liabilities and taxA statement of assets and liabilities, and the income and tax position, including the tax on rental profit.
Ownership structurePersonal names, a limited company, or both. Companies and individuals are taxed differently on rental profit, which can change the rental cover a lender asks for.
Experience and conductThe landlord's track record is reviewed, and arrears on any property are assessed with the rest of the credit file.
RegulationBusiness buy to let is outside the FCA's mortgage rules. A loan to an individual on a property the borrower or a close relative lives in is a regulated mortgage contract.
The definition, assessment and stress rate rows are from the PRA's SS13/16, in its current text and in the version that takes effect on 1 January 2027, and the regulation row from the Regulated Activities Order, articles 61 and 61A, checked 8 October 2026. The stress rates for two-year and five-year fixes, the rental cover ratios and the 85% ceiling are Mortgage Lane's experience, not market rules. The other rows describe how lenders vary; each lender's criteria and underwriting decide a case.

Frequently asked questions

What is a background portfolio stress test?

A background portfolio stress test checks whether the rent from all of a landlord's mortgaged properties covers the interest on all their loans, at a stressed rate, by the ratio the lender requires. It sits alongside the test on the new property, and a portfolio below the lender's background ratio can be declined for a new loan even if the new property passes its own test. Lenders run it differently: some stress every existing loan at the same rate as the new one, and others use a lower background ratio or review the existing portfolio without a set ratio. Banks and building societies apply it within the Prudential Regulation Authority's buy to let standards (Bank of England: SS13/16).

What is a portfolio mortgage?

A portfolio mortgage is finance for a landlord with several buy to let properties. It can be a set of separate mortgages, each assessed with the rest of the portfolio in view, or one facility secured on several properties. A borrower with four or more distinct mortgaged buy to let properties is a portfolio landlord under the Prudential Regulation Authority's underwriting standards, and banks and building societies look at affordability, risk and loan to value across the whole portfolio as well as the new loan (Bank of England: SS13/16). A facility over several properties can make each property security for the whole debt.

What stress rate do lenders use for portfolio landlords?

Banks and building societies following the Prudential Regulation Authority's buy to let standards assume an interest rate of at least 5.5% over the first five years when they test the rent. Where the loan is fixed or capped for five years or more, they can use the fixed rate itself, the pay rate (Bank of England: SS13/16). Other lenders set their own tests. On the cases we arrange, lenders commonly stress two-year fixes at around 5.5% and five-year fixes at around 4.5%, and then apply their own rental cover ratios, commonly 125% for limited companies and basic-rate taxpayers and 145% for higher-rate personal borrowers. Stress rates and ratios are lender criteria and change.

Can a Lombard loan be used with a property portfolio mortgage?

Yes, a Lombard loan can be used alongside a property portfolio mortgage. It is secured against investment assets, such as shares or funds held with the lender, rather than against property. In the UK it is most commonly offered through private banking, and in some cases by high street banks. Each lender sets its own minimum loan size and the investments it will lend against. A landlord with substantial investments can use it to add to a deposit or to reduce the loan to value on the property borrowing.

Are portfolio mortgages cheaper?

Not necessarily. A portfolio landlord can borrow on standard buy to let products or on products designed for portfolios. Portfolio products sit in a narrower market, so they are cheaper only where the products available compare well on total cost. Specialist portfolio pricing can be higher. A facility covering several properties, on the other hand, can save on separate valuation and legal work, and some products include a free valuation or free legal work. The total cost over the fixed period, fees included, is a fairer test than the headline rate. Mortgage Lane charges no broker fee on portfolio loans.
