Is a Portfolio Loan a Good Idea?

Pros of a Portfolio Loan:

01

Flexibility:

Portfolio loans often offer more flexible underwriting standards than traditional mortgages, accommodating unique situations like multiple properties or unconventional income streams.

02

Consolidation:

By consolidating multiple properties under one loan, you can streamline management and potentially reduce administrative costs.

03

Potential for Better Terms:

Depending on the lender and your relationship, you might secure better terms due to the larger loan amount and consolidated assets.

Cons of a Portfolio Loan:

01

Complexity:

Managing a portfolio loan can be more complex than handling individual property loans, especially in terms of accounting and tax implications.

02

Higher Risk:

If one property in the portfolio underperforms, it could impact the entire loan’s stability.

03

Potentially Higher Costs:

Some portfolio loans might come with higher interest rates or fees compared to individual mortgages due to the increased risk to the lender.

How Does a Portfolio Mortgage Work?

With Mortgage Lane, securing a portfolio mortgage starts by ensuring you receive the best terms available on the market. Our process is streamlined to guide you efficiently from initial inquiry to completion:

  1. Agreement in Principle (AIP): We begin with a preliminary assessment to provide an agreement in principle, which outlines what we can offer based on your portfolio’s details.
  2. Full Mortgage Application (FMA): If you decide to proceed after the AIP, the next step is a full mortgage application, where more detailed financial information is required.
  3. Valuations: We then conduct valuations on all properties within the portfolio to determine their market worth.
  4. Full Underwriting: Your portfolio undergoes a comprehensive underwriting process to assess risk and confirm loan terms.
  5. Offer and Completion: Once approved, we issue a formal loan offer followed by the loan completion, allowing you to consolidate and manage your properties under one mortgage.

Portfolio landlord mortgage criteria

These wider product criteria provide context for this guide. The lender will assess your individual case.

Portfolio landlord mortgage criteria
CriterionHow it works
DefinitionFour or more distinct mortgaged buy to let properties, held alone or jointly, counted in aggregate across lenders (SS13/16). Lenders differ on whether the property being applied for counts and on how they count properties held in a limited company.
AssessmentA specialist underwriting approach that looks at the whole portfolio as well as the new loan, for banks and building societies under SS13/16. Other lenders set their own approach.
Property scheduleEvery property: ownership, value, outstanding loan, lender, monthly payment and rent.
Stress rateAt least 5.5% over the first five years, or the fixed rate where it is fixed or capped for five years or more (SS13/16). On the cases we arrange, commonly around 5.5% on two-year fixes and around 4.5% on five-year fixes.
Portfolio stress testRent across the portfolio against stressed interest on all its loans, at the lender's ratio. In our experience commonly 125% for companies and basic-rate taxpayers and 145% for higher-rate personal borrowers. How the existing properties are tested varies by lender.
Aggregate loan to valueSome lenders cap the loan to value across the whole portfolio as well as on each loan, and the cap varies by lender. In our experience 85% is the ceiling on a buy to let loan.
Portfolio size and exposureSome lenders cap the number of properties or their total lending to one landlord; others set no property limit.
Business plan and cash flowLenders following SS13/16 may ask for a business plan and the cash flows of every property. Requirements vary by lender.
Assets, liabilities and taxA statement of assets and liabilities, and the income and tax position, including the tax on rental profit.
Ownership structurePersonal names, a limited company, or both. Companies and individuals are taxed differently on rental profit, which can change the rental cover a lender asks for.
Experience and conductThe landlord's track record is reviewed, and arrears on any property are assessed with the rest of the credit file.
RegulationBusiness buy to let is outside the FCA's mortgage rules. A loan to an individual on a property the borrower or a close relative lives in is a regulated mortgage contract.
Criteria vary by lender, property and borrower. This table is not an offer of finance.

Frequently asked questions

Can a good new property be declined because of my portfolio?

Yes. A new property that passes its own rental test can be declined if the landlord's existing portfolio fails the lender's background stress test, or goes over the lender's limit on the portfolio's aggregate loan to value or on its total lending to one landlord. On illustrative figures, a purchase with 160.0% rental cover on its own can leave a highly geared portfolio at 115.7% after the purchase, below a 125% requirement. Changes that can resolve it include moving loans onto five-year fixes tested at their pay rate, reducing the borrowing on a weak property, raising rents where the tenancies allow, or choosing a lender with a different test on the existing portfolio.

What is a portfolio remortgage?

A portfolio remortgage refinances multiple rental properties, either into one consolidated facility or across structured separate loans. It is used to reduce total borrowing cost, release equity, or reorganise lending, and is assessed on the whole portfolio rather than a single property.

Are portfolio mortgages regulated?

Portfolio landlord mortgages are business lending and are not covered by the Financial Services Compensation Scheme, so borrowers should satisfy themselves they are dealing with a reputable lender.

Who counts as a portfolio landlord?

A portfolio landlord is anyone with four or more mortgaged buy-to-let properties. Under Prudential Regulation Authority rules, lenders must assess the full portfolio. Rental cover, gearing, assets, liabilities, and cash flow, before lending to a portfolio landlord.

Can I refinance out of a portfolio loan?

Yes. A full refinance is possible, though a product transfer with the existing lender is often cheaper and faster, which is why choosing a lender that supports product transfers matters at the outset.
