In short

For borrowers without experience, HMO mortgage products are most competitive where the HMO has 6 rooms or fewer. Lenders also check other criteria, such as a suitable credit history, and some prefer the borrower to be a homeowner.

HMO mortgages are available without prior landlord experience, although the lender pool may be narrower than for experienced investors. Lenders that consider first-time HMO landlords look most favourably on cases where the property size, rental income and overall application are strong.

HMO mortgages without experience require correct structuring from the outset

HMO mortgages for first-time landlords need to be structured correctly from the start to ensure the case fits lender criteria. Lenders assess the property size, tenant numbers, licensing status, rental income and loan-to-value, and lending is available on HMOs from smaller properties up to larger multi-unit schemes.

Specialist support for first-time HMO investors

We help borrowers without prior landlord experience arrange HMO mortgages, from properties of around 6 units to larger multi-tenant buildings. Some lenders may favour applicants who own their home or have a strong income, although that is not always essential, depending on the overall case.

In our experience, lenders offering an MV1 valuation to borrowers without experience set no minimum personal income on HMOs of 6 units or fewer. Above 6 units, where even lenient lenders have more experience requirements, they look for a personal income of £50,000.

6 rooms or fewer

  • Maximum loan to value (LTV) set by each lender; the 75% LTV rates quoted below are an example
  • Hybrid valuations, allowing for an investment approach
  • Product transfers available
  • Further advances available

As quoted by our adviser in September 2026, rates for first-time HMO investors at 75% LTV were 6.11% on a two-year fixed rate with no product fee and 6.05% on a five-year fixed rate with a £300 product fee. A lower loan to value can bring a lower rate. These rates are subject to status and lender criteria, change frequently and are not a quote.

More than 6 rooms

For borrowers taking on larger HMO properties, mortgage options can become expensive without experience. Applicants with an income of £50,000 a year, a good credit history and potentially their own home may have more options, while those without may face higher interest rates. An example of the products available:

  • Maximum loan to value (LTV) set by each lender's criteria
  • Rates higher than on smaller HMOs
  • A bricks and mortar valuation methodology

Questions on HMO mortgages without experience

What is an HMO?

A House in Multiple Occupation (HMO) is a property rented out to at least three people who are not from the same household but share facilities such as the kitchen and bathroom; in Scotland the test is three or more people from three or more families. The definition is set in law, but councils run their own licensing schemes and planning rules, so check the local position. HMOs are often used for student housing or shared accommodation for professionals.

What will be the minimum deposit?

The minimum deposit for a House in Multiple Occupation mortgage depends on the lender's maximum loan to value, which varies by lender and can be lower on an HMO than on a standard buy-to-let mortgage, because lenders see more risk in HMOs, especially for first-time investors without experience of managing these properties. The example rates we quote for first-time HMO investors are at 75% loan to value, which means a deposit of 25%.

HMO tenants live in separate rooms but share common facilities such as kitchens and bathrooms. That adds to the risk for lenders, so the deposit can be higher than on some standard buy-to-let mortgages.

Can I use a mortgage broker for an HMO mortgage with no experience?

Yes. A mortgage broker can be particularly useful for first-time HMO investors, because a broker has access to a range of lenders and can compare their terms and rates for your situation, which makes securing an HMO mortgage with no experience smoother.

Do I need a special licence to operate an HMO?

It depends on the size and location. In England an HMO occupied by five or more people forming two or more households needs a mandatory licence from the local council, and councils can license smaller HMOs under their own schemes; in Scotland every HMO needs a licence. Licensing confirms the property meets safety and management standards, and lenders check it when you apply for an HMO mortgage with no experience.

Can I get an HMO mortgage on a 10-bed HMO without experience?

Yes, it is possible to get an HMO mortgage on a 10-bed HMO without experience, with certain conditions. Lenders usually charge higher rates on these larger cases, and each lender sets its own maximum loan to value (LTV).

Can I refinance an HMO mortgage if I gain more experience?

Yes. Once you have more experience of managing an HMO and a good track record, you may be able to refinance your mortgage on more favourable terms, which could lower your interest rate and monthly payments.
